Hi Arun, in Sarjapur all are Revenue lands, only builders/Developer have converted these lands into A khata ( approved by BDA/BBMP/BMRDA). So look for Gated community layouts in google you will find many A khata sites in these layouts, and make sure to see these docs from the seller, DC conversion order (agriculture land to residential land), some area also might need another conversion order (industrail to residential), then approvals from BDA/BBMP/BMRDA. Dont go for panchyat approved layouts and buy B khata sites here even though they are cheaper..most of the agricultual lands here were given away to SC/ST/EWS classes, according to PTCL act its a crime to buy this (unless you are SC/ST yourself), you need to speical NOC, Seller here dont disclose anything to you.. there is high risk you might lose the property in future..
