Zonasha retreat

Hi All,
i am seeing zonasha retreat layout plots in papers and ads they are telling 2700 /sqft anybody purchased plots from them..? any inputs..?

Zonasha is the erstwhile Ferns Properties. Have not heard anything adverse about them, I guess they are ok

@ subsbda - did you see the layout? i called up today and they said its BDA approved. We are planning to visit the site one of these days

Anyone went and saw the place? is it worth buying from them? How abt credibility of the developer?

Hi All.

just wanted to share my opinion on this. Whenever i need to go to whitefiled from my area ( Ayyappa nagar,KR Puram), i will go through this layout. By just looking at the layout, I feel Rs2700 is far tooooo high , even though its BDA approved ( they say that).Its not connected to nay major road (it's on the Ayyappanagar to sadaramangla road). But, there is some happenings now a days. Like Skylark Arcadia villas and radiant apartments nearing completion.

I would prefer the layouts on the Lake Montford school road (connects whitefied Ashram to KrPuram). There are mnay layouts liike, aeethna, Kavuri hills, Samruddhi) and some constructions are also happening.

Thanks for the info. Skylark is quoting 1.7C + for the basic villa.

@bdasites, did you get to visit, any feedback?

skylark is 6000-6500 per sqft (villa) i dont know why it is so expensive, zonasha/skylark has approach issue... 3.5km from hoodi crcle bit small road passing through kodigehalli, another via
hoskote road->devasandra road, devsandra road is small and traffic jam happens quite often, bda has marked road for extention not sure when it will happen, you can see CDP 2015 plan, accrording to cdp plan one more 80ft goes through the zonasha project that also not sure when it will come. railway line parallel road is wide but not motorable, if this gets tarred then only remians 1km small road zonasha. Seeing all these things his quote of 2800-2900 seems to be high...! but i am not finding any below this price with bda approval , interesting to see confodent group's whitefiled villa project. Zonasha has metro reach with in 5km that seems to be plus point but not in near future i think it takes 10 years atleast.

yes even my brother told me the same thing (I am outside the country asked my brother to look at the property) ..the approach road is pretty bad . Also there is EB substation near to the property. Another thing my brother told me there is no development taken inside the layout which worries me a lot (just a wall ). then why they are charging so much for the property. If anyone else have seen the layout and have diff opinion pls let me know. Also looks like in phase 1 its almost sold out and only few plots R available in Phase II.

Roads(without tar),sanitary,street lamps are done, pavement are in progress for phase 1, phase 2 ground leveling is in progress, i also saw some progress happening in park area.

I came to know from someone that even confident villa plot is close to 2500 to 2600 per ssqft(need to confirm) thou it is not yet approved and may take some months time to get approval, Considering this zonasha price is not so bad.

BTW, approach road is bad right now but once it improves as per the BDA masterplan, this area will be the closet to the city and Has the added advantage of being close to ITPL/Whitefiled as well as 6 lane NH-4. Also, I have heard it is going to be very close the PRR and upcmoing metro sation at whitefield and kadugodi. Does anyone know where is the kadugodi station marked since it is marked after ITPL and before ujjwala vidyalaya?

BTW, SKylark villa is still affordable at 6k per sqft if you compares with others further down selling at 8.5k per sqft :)
