Looking for a 40x60 site in Banashankari 6th stage

Hi,
I am planning for a 40x60 site in Banashankari 6th stage with a budget of ~2000 (+/- 100) per sqft . When I visited the area last week, the brokers were quoting upwards of Rs. 2500/- in most blocks and as high as Rs. 3000/- in 3rd & 4th blocks. In fact, some of the plots being shown are the same as what I had seen way back in 2008, but at higher prices.
Let me know if any direct seller is planning to sell his/her site. Also, pls share details of any brokers with whom the members of the forum have had good experiences dealing with.

Our layout is located on the opposite side of famous NICE road. Explaining you. You might know BDA layout in BSK 6th Stage which is on NICE road. So, on right side, BSK BDA layout is located and on left side our one is located.
You are exactly right. Minimum 2500/- and maximum 4000/- per sq. feet. But you can save 1000/- per sq. feet if you think about ours which means 12 lacs. Just go through the brief details of our layout.
Located on famous NICE road. 22 acres layout and currently Phase I is in booking process. Already 40% booking has been done by doctors, engineers, IT professionals, business men and mostly NRIs. Phase I is on 10 acres. Rest 22 acres will be Phase II. Right side is BSK 6th Stage where government has developed 7000 acres BDA layout and 2 lacs sites formed. On left side our layout is located. 15 mins drive from Infosys and 30 mins drive to Bangalore city. Already one collage is there just beside our layout and nearby residence, shops, markets developed. Nice location with excellent connectivity.
East, West, Corner and park facing plots available. 1500 sft and 2400 sft plots are available. A 1500 sft site will cost 24.25 lacs and 2400 sft cost you 38.25 lacs. Advance is 5 lacs. You can get 60%-75% bank loan from all leading banks including SBI, SBM, SBH, AXIS, IDBI, ICICI, HDFC.
We are providing underground electricity, sewerage, drainage, wide asphalted road, club house. 10 parks, roadside plantation, 1 bus bay, civic amenities, convention hall, commercial shops and many more. Once developed you will happy to feel it's worth purchasing.

Dear Promote_plots. Is it at the same location where golden gate had planned an appartment in 2008 (low priced but dont remember the name of project)?

@Santosh_vp. There is/are no golden gate apartments. Might be they planned for apartments but as of now nothing came out like that. Layout is located on the opposite of BSK 6th Stage BDA layout. Means, If you travel towards Mysore from Bangalore, our layout will be on left side and BSK is on right side. If you need more details. Here's my mail id: plotrealtor2011@gmail.com.

Dear Promote_Plots
some of your inputs are not clear to us. pls clarify.
1) If your project is spread across 22 acres. 10 Acres of Phase I is under booking and at the same time saying rest 22 acres will be developed in Phase II. What is the total layout area (22 acre or 32 acres) ?
2) Not mentioned the NAME OF YOUR PROJECCT and the current development status of the phase I ?
3) As per BDA Status Info, so far they have allotted 2 lakh general sites to the bangalorean from 62 layouts since 1976. They officially claim so far combining BSK 6th Stage and Anjanapura they've allotted 30459 sites to public (Excluding the corner, Commercial & CA Sites). You are claiming in BSK 6th Stage itself BDA has made 2 lakh Sites . which is realiable data ?
4) is your Layout Project BDA approved? what is the approval no.?
5) Are you the current land owner and registered in your name officially or a GPA Holder for developing the land ? Since As per recent Supreme Court order, GPA authorised Real Estate sale transactions are not valid anymore. Please clarify which is most essential for buyers now.
6) what is the easy approach route to visit your project ? is it from Kengeri Uttarahalli road or any other ?

wat do you mean by "GPA authorised Real Estate sale transactions are not valid anymore"?? bcoz i am trying to buy a site where the owner is in other country and he has given GPA to his dad. I have that document with me. Is there any harm in going ahead??

Yes, GPA authorised Real Estate sale transactions are not valid anymore. However supreme court has given some exclusions. GPA can be provided to close relatives to sell on owners behalf. But be sure that the person who is having GPA is indeed related. Supreme court wants to curb the GPA based selling and buying for 2 purposes. One is to control black money and another to avoid illegal transactions like unapproved sites being sold and bought through GPA.
