Help on buying site(Anjanapura & BSK 6th stage)

Hi Friends,
I have been searching for a plot in Kanakpura road and have narrowed my search to two areas for the same.My budget is around 2000-2350/Sq ft
I want to construct a house after 2-3 years, so need your valuable inputs/suggestions.
1) Saw one west facing 30/40 Plot in Anjanapura 9th blk which the broker was quoting 2350 & another in west facing in 11th block which was 2500/Sq ft.
Is this reasonable or is it over priced? What is the potential for this area in 2-3 years...? I found 9,11 & 12blks to be pretty much better than the other ones but I may be wrong too.
2) Saw one 30-40 North facing plot in BSK 6th stage 1st block which the broker was quoting 2650/Sq ft, and a couple more in 8th and 11th blocks. I found BSK 6t stage to be a better layout with good roads and was told that BWSSB water pipelines is already laid and sanitary is also done.But again there are very few houses here and read in an earlier forum that the status of construction is same here for few years and I could see more real estate offices than houses....so am a bit sceptical. Also most of the sellers seem to be agreement holders.What are the best rates here for 1st,3rd and 4th blocks? and suitability for construction in 2-3 years time.
