Bda approved sites in ITI, MPM nagarbhavi

I am looking for 30 X 40 site in ITI, MP layout. I liked the location. Anyone has contact of any direct owner who is willing to sell the site.
Also what is the cost in those areas. I enquired a few agents, here is what they have quoted.
ITI, MPM - 4000 - 4500
NGEF - 3600 - 4000
price in rs per sqft

I dont know whether they are right price now or agent quoted on higher side to consider his huge commision..

BDA sites in nagarbhavi is beyond my reach.. Looks like it is 5k-6k per sq ft.
