The current price brokers quote is somewhere between 4300 to 4500/Sqft with a very marginal room for negotiation.

Dear Mr. Jay,

It is quite natural for any farmer who got peanut from developers to sue or drag them on one or other pretext on seeing 50 fold increase in real estate prices in and around Bangalore. One similar attempt by a seller-farmer on some survey numbers in the Layout was summarily rejected by the magistrate. The layout is approved by BDA and DC converted. The Katha was issued by BDA and accordingly tax demand notices to the allottees are directly coming from R T Nagar, BDA office. Property tax is paid to BDA.

The encumbrances on any landed properties are checked and verified by DC and BDA before conversion and approval of the layout. As such, as already informed to this forum, one need not worry about the title of the property in Kanakashree Layout. Many owners of the sites availed loan from Nationalized and Private banks for purchase of site and construction there on. Thus titles are already verified by banks panel advocates.

Before purchasing the site, you may go for latest EC & RC to check encumbrances & tenancy and crops (before conversion). If one wants to check themselves on his own eyes, he can logon to Bhoomi site.

The expert lawyers like Mr. Venkatesh or Mr. Muralidhara who are well versed about this layout may be approached for advice.

Hi Nayana,

we also own a plot in Byrathi and heard about this survey number when we were looking for sites. I would suggest you to do a proper verification and frankly would not recommend buying from that survey number. why take the risk when you know it has been through letigation once?

Why dont you search in other survey numbers?We got our documents verified by forum lawyer Murali and he was very helpful. You can have a word with him about the particular survey number too

Thank you for the information Mr. Suresh and bdasites.
I am going through Mr. Muralidhara and he was insisting to get all the title documents from the society and also get more information about the litigation from the society.
I am planning a visit tomorrow. I will keep you all posted.

I have been searching for a property for almost 6 months now and I hope this will go through successfully. If this does not workout then I am going to settle for a 4 bed flat may be :-(

@Suresh - I guess you own a plot there. Are you by any chance have any plans to move in there anytime soon? There are still only few houses have been built so far.

Hi,

An update. Visited my plot today. Saw a couple more houses under construction.
Also, one more development is that I saw a notice (call for objections) near the entrance of the layout that a 1 acre holding is being sold to scion developers. This is owned by the son of the society's president. So, this means an apartment is going to come up within the layout. Wonder if this is a positive development or will burden the planned open spaces in the long run.

I am looking at a purchasing a site in Kanakashree Layout at Byrathi, and would like to get in touch the lawyers mentioned in this forum for legal help. Could someone provide the contact details for the expert lawyers Mr. Venkatesh or Mr. Muralidhara? The number already posted earlier appears to be incorrect.
