Request advise on Pionier Developers Residency on Hosa Road

Hi All,

General Question!Is there really a way to sell plot which are not released by BDA due to delay in development of approved sites. For Pionier Residency, there are some plots not released by BDA till today as development work is not complete as per BDA plan. Marketing Guys are claiming to get the registration done without BDA release of site with Indemnity Bond. In case, Indemnity Bond breaches, Pronier Residency will take care of all the buyers expenses. Need Suggestion??

Hi,

Sushanth,Which HDFC bank branch you visited. I heard that few have taken loan from SBI. Genrally SBI approved layouts are safe I heard.
We also have a plan to book plot there.. still need to hear from lawyer... Did HDFC guys mentined any particular section where they saw some issue.

How to find if plot has been released from BDA. Any Idea? can we chk online?

Any idea which sites are not relased. Those marketing guys told phase1 all sites are released

Kindly ask them specifically about plots which you are looking to book. Ask him also about the procedure of registering unreleased plots, which legally should not be allowed as per my lawyer.

I was about to buy one but cancelled as he was forcing to register plot even if that was not released by bda, which is basically illegal.

Whole reason of BDA releasing plots in phases is to make sure developer completes all work. Imagine even if unreleased plots are registered, then why would developer think about completing project, he would have done with selling all them. To put a check on these kind of activity BDA hold some plots back and release once 100% facilities are delivered by developer!.

Hi Surya/JPNagarProp - Thanks for the response. I am having the same fear. My lawyer asked me to get the below documents before proceeding with any payment. I conveyed my lawyer's proposal to the management team and they are okay to start the dealing only after handing over following documents to me.

1) Layout Approval Plan
2) Khata for site and the whole land
3) EC for site from 1-9-2012
4) Tax Paid Receipts
