Everything is fine, except the price.

Based on the points mentioned here, the price quoted is very high.

* No DC conversion
* Not ready for construction (2-3 yrs time is not short)

Can you give me more details on the shubh enclave site? I would be interested if you have a group housing scheme in that layout.
