Is it worth to buy a plot in BTM 4th stage

I am planning to buy a plot around BTM 4th Stage. Is it good to buy there? Is there any problems on that area?
What about BDA developments going there? I saw big garbage dump in that area? They are burning the wastes now.
Is it temporary dump?

am not sure of the waste dump and has not dont much investigations...but still overall I would say that its wise to invest in BTM 4th stage if the price is somewhere around 2000-2300 max...I believe the present quotes are somewhere around 2.6K which should be negotiable..

What about the govt guidance value on Vijaya bank layout and Kodichinahallai? Can we downlaod/see it online?

I found some well known layouts at Begur Rd(BTM IV stage) - Classic Paradise Layout, Vishwapriya layout, Duo Heights layout. I visited the Classic Paradise Layout and some good houses are already in place. Also its close to upcoming DLF town (BTM IV stage).

But I found on net that Classic Paradise and others are mentioned in the following UPDATED list from BDA of Unauthorised layouts developed in BDA Jurisdiction by Private House Building Co-operative Societies:

One of my friends had told me that his brother had bought a plot in Duo Heights. Though his construction is completed, the buyers had some real issues with the developer and it went into a mode of fighting. Also the amenities are not well maintained as in Duo Heights AFAIK.

Thanks jackalbda for reply. Please share your thoughts on the future of such layouts being mentioned in the list of unauthorised layouts by BDA. Also what are those issues you mentioned in your comment.

AFAIK, there was some dispute in money matters with developer ( or rather buyers found some mismatch is accounting) and the developer removed some valuables like fittings or something from the layout to compensate his money. I donno the exact series of events happened there but overall the dealing with the developer was not that great I know. Also there is water shortage in this area as Kauvery is not yet available.

About the layout being listed under unauthorized category later, it depends on so many factors like ruling party in state as well as BBMP, developer's relation/influence with these folks etc. In that sense if its a direct BDA or BDA-Approved layout, its safer bet. Why dont you look at direct BDA plots in BTM 4th stage, as that seems to be your area of preference ?

Thanks for your prompt reply. Actually I recently started looking for plots (30x40 in South/East Bangalore for self occupation, not investment purpose) after being fed up with my search for a decent flat (<50% deviation in good location) in 32-Lacs. I am not sure if I will get a BDA plot within 25-Lacs. My budget is 35-lacs all incl (Plot-25lacs + Gd floor structure-10lacs).

I would say that you enquire the areas JP Nagar 8th Phase/ BTM 4th stage/ BSK 6th stage ...Anjanapura is also an option but it will take time to get this area developed. Btw, if you speak Kannada ( atleast manage with it ) I can give you contacts a RE broker. I went thru him while buying my plot and his dealings , with me atleast , was very good. But he speaks only Kannada and I was managing with my very basics in Kannada !! Again , no strings attached and I dont want to promote this person. Purely out of interest to help somebody looking for a plot in South Bangalore !!! Thats all...
