We are the owner and have clear land titles
Our asking price is 1800 per sq ft.

in BSK 6th Stage, Agents/Resellers are unable to sell even the 20X30 size plot at a rate more than Rs.1,300/-sq.ft in the areas 3rd block onwards.

Expecting Rs.1,800/sq.ft for such a large Plot is definitely discouraging price.

FYI: No bank is ready to give a loan of more than 50% of the plot value(Govt Guidance Value which is around Rs.1,000/sq.ft) and no individual is ready to shell out such a huge amount from his pocket. Also no developer is ready to accumulate the land bank by paying 2006-07 price - as they don't have cash to complete their existing projects itself and not ready to launch any new projects, as there is no hope of revival in the real estate field in 2010.

1 crore 80 thousand for a vacant plot which has no houses around or habitation.. would take atleast 3 years to get neighbors around..
isn't it time for sellers to re-look b4 asking for (unreasonable)prices?

There are no sellers in BSK 6th stage, 5th block for less than 1800sqft.
Non bda sites are available for 1400sqft. However they need to dig for borewell water and construct septic tank for sewer disposal.
Compare the pros and cons and the price is worth it.

When there are no buyers at such a hyped rate, whether you quote Rs.1,800/- or 10,800/sq.ft, it doesn't make any difference unless a buyer shows interest.

If you are so sure of the demand, Please furnish the list of purchasers or the nos as per registrations happened - who made deals in the last 6 months at the Price mentioned by you to justify your Price, so that members can accept it as running price for BSK 6th Stage.

Some people are quoting funny and fancy prices!! Before quoting one need to understand the ground reality.
BSK 6th stage needs at least 5 years to become livable with some basic amenities and 10 years for complete development. Even people with black money may not buy plots at this rate at BSK 6th stage in the current scenario!!

An advice for you - Do not quote your price in your post. Only give your contact number. There are many possible re-sellers who bring the price way down and then quote a price below market rate.

If a seller mentions his expected Price, atleast he can get rid of the unwanted price enquiry calls. Only those interested will reach them. Else, its waste of time for as well as annoying experience to both caller and the receiver.

the rates are in between 1000-1400 anywhere in BDA 6th stage right now. It is clearly buyer's market in that area since nobody is investing in that area.

Recently, I talked with a seller who was quoting 1400 psft and brought it down to 930 psft for all cash immediate settlement. Eventually I let it go as I don't want to park my money there for next 5-10 years with out constructing a house.

Another site was avaialble for 1400 psft in 7th block right next to entrance ramp to Nice road. A site in the same street was being quoted 2200 in 2008.

The site was not flat (deep slope) but it was facing north on 40 feet road.

Everyone say the prices have gone down but when we want to buy seriously nothing is interesting price. I am interested to buy a 40*60 BDA plot in 3rd, 4th, 5th or 6th Block with East or North facing.
