West facing 42x50 BBMP A Khata site near ISRO L/o for sale

1. Location of the plot / house / apartment. Vittal Housing Society, near ISRO Layout. 700 meter from ISRO Layout New Busstand
2. Size details - For Plots - total area and dimensions; for apartments/built houses - plot total area, and dimensions, built up area, carpet area.: 42x50 ft, total 2100 sft. 42 ft Road Facing.
3. Facing (which side the plot faces - North, South, East, West): West
4. Information about developer / builder.: Vittal Housing Society
5. State if it is a BDA plot or not.: No
6. Approvals - BDA, BMRDA, BBMP, DC conversion etc.: NA
7. Katha type - Specify whether it is A katha or B katha or other: BBMP A Khata
8. Price info - price per sq. ft and total price. Rs 5250/- psft. Slightly negotiable.
9. Eligible for bank loans - State if buyer can apply for bankloans (If Yes specify the known details about banks).: Yes, currently loan with Axis bank.
10. Contact info - preferably both email and phone, or at least one: Please PM me, I will send a mail.

1. It is almost like BDA layout in terms of road size. The road opposite the site is 40 ft.
2. Very quiet location, will never become busy road. Excellant for residential.
3. Behind Sharada CBSE school.
4. Very near to Busstand, dance/music etc schools.
5. Very near to parks, less than half km to proposed 4 acre Herbal garden next to KEB.
6. Near Devarakere, nice place for jogging/walking.
7. Cauvery water and well tarred roads.
8. 8 ft wide storm water drain is next to the site giving additional breathing space. Other owners along the drain have used it as parking/lawn. The second site from behind has completely blocked the drainage so no rain water flows.
9. More than 90% houses have come up.
10. Compared to Rs 7000/- per sft price at ISRO layout, this site offers almost same facilities at significantly lesser price.
11. I had bought two adjacent sites and amalgamated it via BBMP. As per the paper the size is 44x50.
Notes:
1. As per BBMP rules only 3 kitchens are approved with a 37 ft height restriction. If you aim to construct an apartment, it can't be done legally.
2. Covering the storm water drain is not legal though other people have constructed parking/garden etc.
3. I have lost the original allotment letter. Though I remember submitting it to Axis bank they are denying it. I came to know that when I wanted to get a copy of all the documents for a prospective party.
