I think the brokerage is 1 % when the property value exceeds 50L

For the buyer, the rate should be 1% regardless of the price. It is greedy to ask 2% for just disclosing the name of the owner. Hopefully the owners will use forums like these to get more savvy and get rid of the middlemen.

There are Heart Surgeons who do heart surgery for one lac also, some do it for 5 lacs also and some do it absolutely free also as charity. Does it mean that all those who charge 1 lac or 5 lacs are greedy? No, that is their professional service fee u pay. If u stick on 1% or or on such arguments as above, u will only lose a good site buying opportunity which u may like, price wise, location wise etc. The broker does not care for those who bargain on the brokerage. He has all the time in the world to wait for the right guy who will willingly pay 2% and sure he will find one who will pay that, if not today atleast after 6-8 months. By then the price also appreciates a little, so the seller is also happy. Buyers who cringe on brokerage will only do research, research and only more research, discuss, discuss and only indulge in more discussion without getting into first gear and action mode.
Many of my IT friends write programs and software freely for a number of small businesses. If u are an IT guy, do u want to join the club - write software freely? Surely, u will so a big "No". The same goes here too, with us.

Completely agree. Its all demand and supply. If someone doesnt like to pay 2%, simple ..just ignore the broker. These middlemen has come because of us who created demand for them. No need to cry out if it is beyond your reach.

It is funny Ravikanth is comparing greedy brokers with heart surgeons. Heart surgeons perform a service, namely heart surgery. Brokers perform a service to potential buyers, namely disclosing the name of the owners. He thinks it deserves 2% of the property price and anything less means "grow up guys etc". Clearly he has an inflated worth of himself. There is a reason why people rank brokers right next to politicians and police.
I am hoping the days of middlemen, i.e brokers, will be over soon. No wonder Ravikanth got very angry at msn1970 recently since msn1970 is helping owners sell properties without involving middlemen.
As to other points. Yes. It is indeed a supply vs demand market.

True. Since there is not much regulation or efficient market is there, the inefficiency has created these middlemen. Hope soon something will change for good of all.

Just ignore brokers like ravikanth who does not deserve even 0.5% for the service they provide. they introduce the owners and leave all head aches to the buyers and sellers. they come on the registration days to collect their dirty money.
In the USA, the brokerage is normally 6-7% but they deserve that amount for the service they provide. The buyers don't need to pay any brokerage. The sellers don't have to do anything except signing papers and they get their check at the end. They deserve 6% and BLR brokers deserve sticks.
