Is it good to buy a converted BBMP-A Khata plot

Hi All,
I have seen 30*40 plot in Sarajapur, Kasavanahalli (jayaram reddy layout) which is converted BBMP-A Khata plot. Can i buy BBMP-A Khata plot...?

with BBMP 'A' khata, you can get a bank loan.
with BBMP 'B' khata, you DON't get a bank loan.
Legal issues are plenty, generally in non-approved layouts.
Other than that, its fine.
Documents need to be checked/verified by a reputed lawer.
Approach a lawyer with photo copies of the (1) Sale deed, (2) up to date EC, (3) khata & (4) all other link documents.

I had finalised a similar kind of site in ayyappa nagar.
The broker says, the entire layout is BBMP - A - katha, and they have paid the betterment charges etc,.
will share BBMP documents, receipt and extract as well.
But they say the house which i build on it, will be B-katha. I dont understand this.
Is this possible ? He says betterment charges are paid for entire layout
and its now A-katha. But for each site, the site/house owner once they pay the betterment charges
it becomes A-katha from B-katha.
I am fully confused

@hkrish : i too have come across situation like this. The entire layout, say 1 acre of land has A-khata and betterment is also paid. But if formation of sites in this 1 acre is not according to bda/bmrda rules then the layout does not get approved by the concerned authority and the individual sites in the layout will not get A-khata. The developers would not have generally left enough space for parks and other civic ameneties as per the rules. Check with the bbmp if they are accepting additional betterment charges from individual site owners, which I dont think they are doing now.

Krish, if the layout were to be BDA approved, then you would have A khata even for each individual site. The developer would have got A khata for the whole land parcel, but if he were not to build the parks, open areas and CAs, etc, BDA would not issue A khata for the individual stes.
