DC Converted Site with no betterment charges paid

Hi Friends,

I am a new member to this forum and am inspired by the discussions that are going on here. I also want some discussion/information on the topic mentioned in the subject line.

I am planning to buy a site. The owner says that the site is DC converted but the betterment charges are not paid. I have a few questions based on this scenario.
1. Is this situation (DC conversion without betterment paid) possible at all?
The following questions are based on the assumption that the answer to the above question is "Yes".
2. Will this kind of a site be considered as a revenue site?
3. How safe is it to buy this site?
4. Will I get a A-Khatha or B-Khata for this site?
5. Will any Nationalized bank provide me loan to buy this site?
6. If I buy this site, will I be able to pay the betterment charges immediately (as it is DC converted)?

I am posting in this forum as I could not find any useful information on BBMP site or any other site. I really appreciate any information on the questions mentioned above.

1. Is this situation (DC conversion without betterment paid) possible at all?
There are lot of plots which are DC converted and not paid Betterment charges. Get it ascertained by a good lawyer.

The following questions are based on the assumption that the answer to the above question is "Yes".
2. Will this kind of a site be considered as a revenue site?
All such plots are kind of revenue sites with B-Khatha given. You can also try BDA NOC to make it clear.

3. How safe is it to buy this site?
There is always a kind of risk involved in BBMP sites. But its not that you cannot buy. You can but check the survey numbers and acknowledge the clear titles with the lawyer.

4. Will I get a A-Khatha or B-Khata for this site?
You will get B khatha. Once you pay betterment charges you will get clear BBMP khatha.

5. Will any Nationalized bank provide me loan to buy this site?
Yes.

6. If I buy this site, will I be able to pay the betterment charges immediately (as it is DC converted)?
BBMP has passed the bill to collect betterment charges in 2011.

Hello Sir,

Thank you very much for your time and help. I also got to know a few more details about this site... This could be some info also for somebody who is in this kind of situation.

1. I get A-Khata for this (verified through BBMP and an attorney). They mentioned that it is not a revenue site.
2. Any nationalised bank will provide loan for this site...
3. Betterment charges if not paid will be a problem only at the time of construction. For buying the site, the above info is good enough. Once it is DC converted, that means the site is regularized (which is no more revenue). Since I do not have plans to build a site immediately, I think I should be fine as BBMP has passed the bill to collect the betterment charges.

This has eased me a little right now and I will keep you posted with any new updates.
