Buying Plot in Nagarbhavi

Hello,

I am planning to buy a plot in Nagarbhavi (will be looking only for BDA Plots). What are the current market rates psft for the below areas. What do you guys think will be a good buying rate, considering future appreciations.

Areas :
Nagarabhavi - Gyanabharathi Layout
Nagarbhavi - Bangalore University
Nagarbhavi - BDA Complex
Nagarabhavi - ITI Layout
Nagarabhavi -Mallathahalli

Hi, I am also looking for plot in this area. I checked with a couple of people in this area. The price is in the range of 1800 (in some of the non-BDA layouts) to 4000+ in BDA layouts. I am not sure if these prices are true because I have not met any plot owner yet, but they are quoted by agents. I am not sure if 4000+ makes sense in those areas.

I did some inquiries in the last 15 days in these areas. My 2 cents:

Seems like rates of 4000+ is clearly a real estate bubble in making! Be careful!
Brokers as usual are asking for their cut which sometimes is up to Rs. 500. How I can say this? I have seen the same sites at 3 different rates, owner's rate being the least.
Direct rates from owners:

MPM Layout - 2600
Railway Board - 2400 - 2650
NGEF Layout - 3000 - 3500
Nagarbhavi- anywhere between 3000 - 4200

I know one of my neighbours in nobel residency selling their 40.60 north facing site. My site is next to that. However, I don't know the owner and you have to go thru the broker. The broker is a decent guy whose main job is construction contract but he does this work as side business.

He was saying that the owner is quoting 2000 psft nego. Till very recently the sites in that layout were being quoted around 1500 but I'm not sure what is that jacked up the prices by 30% in few months.
