My Experience with real estate broker - Hennur Cross

I am an employee of BSNL, recently i started searching for a site in Hennur cross, I met with a real estate agent there, the person told me it is a BBMP A Khatha hence i showd interest to purchase the site which is 30*50 Dimension. When i asked him to show the documents he asked for an advance amount since he has to get those documents from the property owner and from BBMP office. Since i got his name through reference I gave him 5000/- as advance and got the xerox copy of the documents. When i submitted them to the bank the people told me that it is not a A khata Site. When i asked the real estate agent to give me the money he said he has spent the money for getting those documents and blah blah .... i went to his office three time but i have not recieved no reply. My appeal to all the readers of this forum is "Once you are satisfied with the property ask them whether they do have the documents ready if not tell them frankly that you are not going to give them single rupee as it is his duty to keep ready all the documents as we are giving 2% comission to them".

By the way the name of the real estate is "LCS Properties, H-Cross, Near Outer Ring Road, Bangalore". Further I came to know that most of them are not A - Khata's but comes under B-Register (B - Khata ).

Sad to hear your bitter experience but this is a clear case of cheating. Don’t let him enjoy with your hard earned money. Looks like you have paid cash, do you have any proof for the payment ? Just threaten him that you are going to put a police complaint against him, just think how many people might have lost their money like that ? may be his main revenue comes from all these advance money, as the advance money is not a big amount many people wont go behind him and he continues cheating innocent people.
