Kindly help me understand the current rates in upkar layout, Ullal off Mysore road. I am interested in Non-BDA Khata sites close to or bordering Lake.

Heard the sites near the temple is litigation lands. Some developer have encroached Upkar residency lands and trying to make layout and sell. Those sites is currently under litigation.

around 4,000/sq.ft for BDA approved Sites.
For non-BDA Approved sites(Phase II based on Survey No and the zone i.e. Gidadakonenahalli, mallathahalli or muddaiahnapalya.etc) depends on the location, it varies from Rs.1,500 to Rs.3000+.
