Current Market Price in Anjanapura BDA Layout is as follows
1st Block - Rs 1350 to Rs 1500 (Max)
2nd Block - Rs 1400 to Rs 1600 (Max)
3rd A Block - Rs 1450 to Rs 1650 (Max)
4th Block - Rs 1450 to Rs 1700 (Max)
5th Block - Rs 1400 to Rs 1650 (Max)
5th G Block - Rs 1450 to Rs 1650 (Max)
7th Block - Rs 1500 to Rs 1700 (Max near to proposed BDA complex and BWSB)
8th Block - Rs 1400 to Rs 1600 (Max)
9th Block - Rs 1500 to Rs 1700 (Max)
10th Block - Rs 1600 to Rs 1800 (Max)
11th Block - Rs 1700 to Rs 1800 (Max)
Note: Max price is near to proposed park or ur road should be 40/50/80 feet wide main road.
The Above price is the value for money to invest...but in anjanapura there is no development happened from last 13 years, sorrounded by slums, BDA is dumping city garbage (around 1 acre of hill formed by garbage near to 2nd Block and 3rd A block), Huge hilly area...and big rocks are there in most of the plots not suitable for construction.
There are so many court cases running in Gottigereee..which is connecting point from 80 Feet road from anjanapura to Bannergutta road..Real estate people hyping the rates that this case is solved...I bought plot in 2007 for 6 lacs (30*40), so i have verifiied it from court..still it will take another 3-5 years to settle.

I think we are still away from the correction/standardization in real estate prices in India as we are in a fast developing phase (golden time for investors). Once this phase gets saturated then slowly real estate prices will settle to some standard rates, why? The reason is simple that you will have the choice of getting equally developed area even far away from main city with good connectivity (like expressway/metro rail) to city and all other facilities. I think it may take 10 to 15 years time minimum to reach that state. Until then prices will keep increasing. If you look at US real estate or any other developed country there is no much activity happening now but the situation was different in the last couple of decades.
