KENGERI / KENGERI SATELLITE TOWN VS KANAKPURA ROAD

I am comparing Kengeri for a site investment. Kindly guide me as to which of these two area will apreciate faster.

1. The site owner claims that METRO station will reach up to Kengeri. Which will be the Station location?
2. I find sites are affordable as compared to Kanakpura Road but B.G Road, Electronic City & East B'lore will be far from
Kengeri area and will the metro connectivity will help this area.
3.Any good lay out for investment in Kengeri Area?

I dont know bangalore , kindly guide me with your valuable sugestions. Thanks in Advance.

Yes Kengeri is away from E city, and Metro to kengeri is planned , but the project may only come after 5-6 yrs
SMV is a BDA layout falls in Kengeri is the safe for investment, once metro done with second phase after 6-7 yrs than E city and white field can be reached in 60 - 75 Mins.

if you are looking for better connectivity to BG Road/E.city/east Bangalore, then Kengeri is not a right option.
For BG Road and E City Except NICE Link Road(Pay & Use), no other direct Connectvity is available even after
Metro Realises. The proposed Metro II Stage from BG Road reaches Nagawara(north Bangalore) and from Kengeri
to Whitefield. From kengeri You need to travel via Majestic or change at some other junction, which is a time
consuming & costly matter.

Time gets wasted in commuting is also a cost i.e. Time=Money. The cost of commuting from Kengeri + Time will be
much higher compared to your initial savings. Hence Instead of saving in the initial investment for a property at
Kengeri, better to invest in a nearby area of your target location at a higher price.

Anil, the hot areas in bangalore where growth is expected right now are north bangalore and sarjapur road. In those are you will get sites lower the kengeri but your guess is as good as mine as to when those areas will fully develop.
