Any trustworthy BDA/BBMP approved layouts around Begur road?

Planning to buy a 30X40 site in south Bangalore.
This is my first property.
Not much experience, and dont know much of local people.
It is for investment purpose.
Budget: 60-80 lacks for villas. 30-40 lacs for 30X40 sites.
I initially searched within BDA/BBMP limits, something near Begur road etc, but not found any reliable layouts there. If anyone can suggest any trustworthy layout there please let me know. (I can pay upto 3500/- per sq feet for plots). A khata property needed as will go for bank loans.
I visited Artha Reviera property.
As it is of Time group, thought its reliable, not much legal verification needed.
Its 3.5 km inside from Chandapura circle of Hosur Road.
Its BMRDA approved, next to KHB Surya Nagar. No Kaveri water connection.
They are quoting 63 lacs + amenities (electricity, water (connection from overhead tank), clubhouse membership etc) etc = ~70 lacs.
30X40 west facing plot. 3 bedroom apartment total buildup area: 1400 sq feet.
Is it a good investment?
Any better alternatives?
Also visited Laasya Lakeview project, marketed by TGS property.
It is BBMP A khatha approved sites, on Basapura road, before Duo City project. Next to nice road.
They are quoting 2750/- per sq feet for 30X40 site. + Registration.
They dont have any amenities like clubhouse etc.
But told there will be a overhead water tank shortly.
TGS properties operation mode does not look like very trustworthy. But I'm not very sure. Not found many details/adds/reviews regarding this project by Google search.
Does anyone has any experience with TGS group?
Any review regarding Laasya Lakeview project?
As I told I will prefer something within BDA/BBMP limits/A khatha, something near Begur road etc, but not found any reliable layouts there. If anyone can suggest any trustworthy layout there please let me know.
But if that is not possible within my budget, I'm ok to go beyond BDA/BBMP limits.
I heard buying it from a proper layout developers will be less risky than buying an individual property, thats why prefer that.
Also I need information regarding what kind of verification I need to do? And how?
