Material selection for g+3 40x60 building

Hello All,

This is my first post. Great info and great contribution....

Finally we bit the bullet of constructing G+3 floor on 40x60 site in Nagarbhavi area. Ground - Parking + 1 Br house, 1st floor for ourselves 3br, 2nd and 3rd floor for rental - 4 houses 2 br. So we are looking at 12 rooms, 6 kitchen, 12 baths, 6 pooja.

We are on full contract (material and labor) at Rs. 1500 SFT. Details later...

I recently came across some of the crappy cabinets in some apartments (less than 2 years old) in Whitefield area. After all owner spent their money but looks like they will be ready for a surprise once their current tenants move out.

Kitchen:
So stainless steel kitchen really called my attention...take a look http://www.cromatica.in/stainless-steel-series.html but their price is 2 lacs onwards.
Any experience with stainless steel kitchens? Should we go for Stainless Steel Modular Kitchen (2 lacs+) or Marine Plywood Kitchen from carpenter (1 .5 lacs)?

Windows:
UPVC Windows gives more light - Wood windows blocks light for same area. For example 4x4 UPVC (90% of area) vs. 4x4 Wood window (65% of area). Optimal natural light needed is 10% to 15% of floor area. So a bedroom of 10x10 needs about 15 sq ft. lighting. Accounting for the blockage by wood frame, we need about 20 sq.ft (4x5 ft) wooden windows for the room. Where as UPVC we need only about 16 sq. window - 4x4 will do. I think if we account for the simple grill for safety and security as well, wood vs. UPVC is comparable (600 vs. 550 sft). What do you guys think?

Flooring:
Marble durable for living room area?
Also anyone has any experience will artificial marble? and their price?

We are considering to go for cheap granite - non oxidizing of course...for our floor. May be cheap like Sira or Sadarahalli for rental.

Sanitary ware:
Any combo buying experience like buying all bath room items from the same company - sink and toilet?
Usually combo gets 15 to 20% discount.

Faucets and fixtures;
We are worried about maintenance challenge - so what brands you guys recommend?
Here again buying them as set rather than individual pieces will add up to the discount.

Electricals:
Contractor default option might be something like Lisha or Anchor, thinking of going for Havells - Crabtree and pay the difference. But not aware of the brands/pricing/reliability. Any input greatly appreciated.
Low voltage Conduit: Any of you have separate line for low voltage items like TV cable, DSL Phone line, Ethernet , speaker wire - we might use at least a room as office?
