I identified a property in JP Nagar 8th phase. Though the owner has got the absolute sale deed with him, there is a point in the absolute sale deed as well as possession certificate ( obtained while he had Lease Cum Sale Deed, but later he got absolute sale deed) that the owner will construct the house in the plot within 10 years. Is this the case with all plots in JP Nagar 2nd phase ?
Lawyers are telling that an NOC ( For sale ) and an endorsement from BDA ( saying there is no condition in the absolute sale deed ) is enough . Anybody bought sites in this layout?

In my openion(i`m not a lawyer)the reason for BDA to make Absulate sale deed(shudda krraya patra) is to make the allotee not to sell the property and only allotee and his siblings(son/daughter`s) has to enjoy the property by constructing the house.
BDA may not issue any such NOC for sale/endosment`s to any alotee.
