Yes this is on the way just before Arya hamsa going through Royal county. I have enquired with people staying there, rates are between 3600 to 4000/-. Since it is through resale, looks like there is an extra margin for reseller. Almost all 30X40 sites are going through resale in that area.I will keep posted as the site and place looks interesting to me.

Some more info. This site is actually just one row behind the royal county, around 300m from Royal county park and here only few rows are 30 X 40 sites and most of them are 30X20 BDA. I enquired today with two owners staying at same locations, they feel it is ok i.e nor less or more. Cost was around 2800 around 2 years back. Since it is through resale, i guess reseller is keeping some margin and this would have been good savings if i could get direct owner. Sites in Royal county and Deepak layout are sold around 3600 to 4000, so this being BDA is still looks OK. I will keep posted on this.. let me know if any one have any idea on the rates of 30X40 sites as per the area i have mentioned.

I have not heard of rates less than 3000 in this area in recent times near Royal County Park or near Arya Hamsa Apartments. I know one person who purchased it for around 2800 that too probably 1.5 years back. 30x40 are the ones that are in most demand. If they are touching 4000, then probably the demand is picking up and brokers are quoting this high. You might want to negotiate around 3500. If it if for own use and you like the place, then plus minus of 100 or 200 will not make much of difference for a 30x40 site.

Hi,
As per my knowledge running rates in Anjinapura 11th block is around 2000-2300/ max, 3800 is too high. dont just go by one or two broker's words try with others also.Rates in J P nagar 8th phase are on higher side becouse there is continious growth in this area especially area near Deepak layout and price in around Deepak layout is 3500-3800.

Here is the link which shows the location, i think some how the location is misunderstood for one portion of anjanapura 11th block which is just behind the Royal county.

It is near to main road and busstop. I just discussed with few people already staying there, here there is no issue of water from bore. Roads are not tarred yet but you can see atleast 40% occupancy of houses among the land. Let me know what would be the best rate which could be given for this location, site is just next to corner plot, SF close to main road.

Hi,
The lowest price i could get is Rs3700/-. I have to decide wether i take it or leave it. Request members to help me out if this deal is OK as i am going to put all my savings and hefty loan to this site? If the prices are simply hyped, then i will just leave it and move on..to continue my hunt....

Just cann't believe & imagine this! May be this is why bangalore real estate is going so drastically. The prices r shooting to the sky...

January 2011 bought a 60*40 BDA plot in 8th phase 2nd block for Rs. 2300/Sqft. Now by seeing your comments it is gone from 3500-4000 cann't just believe it....
Please don't encourage the agents they will make all the fancy prices. Very unrealistic change in one year without much progress in the layout...

I see that this is been most discussed thread about jp nagar 8th phase.

See lot of site owners in the area discussing about the layout progress, need some advise to decide - I am in the verge of finalising a 30x40 north facing at 3500 sqft. Myself and my family like the plot and currently doing a legal scrutiny. RE guy who showed me the site said it has a BDA Khata, no BBMP Khata, and he says that original owner of the land got this site from BDA after they acquired his land and gave him 2 sites. One he sold, another offered to me.

Is it ok to buy site with BDA Khata
Is it going to develop any further, meaning basic requirements like - water, drinage, etc


Awaiting some feedback which will help me finalise

Around 2007/8, BDA had handed over many BDA layouts and BDA approved layouts to BBMP for maintenance. Since then BBMP had started issuing khata for these layouts. You need to check if this part of BDA layout has been handed over to BBMP or not. Is the owner paying property tax to BDA or BBMP?
