I have A Site in BDA Laryout (Deepak Layout)JP Nagar 8th Phase,I am starting my house contruction by April. I recently visited i saw for my surprise the mainroad
has become the Bus route when enquired with locals they say the bus goes from Electronic City - JP Nagar 8th Pase -Konankunte - Kengeri. There was a frequest bus
moving. Also saw Sri Chaitanya Techno School is coming. this is a very famous school in AP.-Hyderabad. Also saw few appartments being constructed. All streets Lights
was good. Heard from locals that the water flow is get if you have a personal bore. They have also installed Cauvery Pipe lines.
Please let me know incase any one is aware of other Developments. Heard Metro is coming any idea where would be the station.

Metro phase 2 - there is talk of station near gottigere. That will be very close.

Need suggestion from the members. Is 3600Rs/sqft good price for 1200sqft (WF) in Royal county? It is through brokers...

I have seen only a few sites in Royal county - hence my information may not be the market rate.

I saw one 60 X 40 site very close to the main road behind skyline south avenue. It was west facing and quoting at 3600 (through broker).
I saw another east facing 60 X 40 site near the lake (close to AryaHamsa back gate) which was quoting at 3 K
I saw my broker quoting 3.8 K for 30 X 40 sites in royal lakefront residency.
The rates depend a lot on location. For example, the ones close to main road are more expensive. Sites with any other problems such as transformer/odd sites etc go for lesser price.
I did not talk to either owners as it is a bit far from my search center.

I am close to finalize one 30X40(SF) site deal at Anjanapura 11th block, just one row back side of royal county 8th phase (1Km from Jambusavari busstop). There are good number of houses being there and seems to be good to construct immediately. It is through resale and final price is Rs3800. After seeing the prices for BDA approved plots of Royal county, Deepak layout going upto 3600-3800, i am thinking of finalizing this plot being a BDA. Request advice from members if the suggested price is OK or is too pricey ?

Hi Bapi,

This is my personal opinion, I feel its a bit too high. I had seen these plots one year back quoting at 1600-2000. In that past 1 year, there is no development as such to justify the appreciation by 100%.

If this is near the under construction Arya Hamsa apartments, then there are certainly lot of houses that have come up in the last one year. Price you may want to negotiate a bit.
