Current Rates at SMV Layout

Hi
can someone update the current rates for S.M.V layout area for all the blocks.

in my 2-3 visits to SMV layout in the last 6 months, i did not see even 1% growth in these areas other than a slow pace construction in some areas. Absolutely No changes in amenities, infrastructure, ....etc. Still some Agents and sellers are holding their quoted price of 2005-06 and not ready to offer a better deal and genuine buyers are just enquiring and waiting for better price.
In my recent interaction of the great reseller(who bought in peak time and would like to sell due to cash problem) is quoting Rs. 2,300/sq.ft in a remotely located site at 8th block and another few selles of same case in the 2nd block and 4th block sites of South facing near to the nice road(By The Way there is no entery for NICE road and hence no reason to quote very close to NICE Road). Also i'm watching few ads of sellers from last 6 months to one year who are quoting the same price and not able to sell their land.
So the media is just hyping the real estate market by claiming, demand is increasing and prices are increasing by 15 % and may add another 25% by march 2010....etc
In my hard opinion, genuine buyers have plenty of time to decide their choice and need not to believe the media buzz.

Quoting rates are in the range of Rs.1500 to 2500. But there is no such specific bar just based on the Blocks. Again depends on the neighbourhood, Approach to Bus route/80 ft or 100 Ft main road, Next to the parks, away from the lake area,...etc
Recently I saw an ad where the price for a 60X40 site at First block was quoted around Rs.1,750(negotiable).

just wondering what is the rationale behind staying away from lake side...Is it water clogging ? Or mosquitoes ? Sorry , just curious.

water clogging, mosquitos, stinking smell(in future), Difficulty in Getting hard ground for construction,...etc
Currently they are just lakes, in future they'll be misused by the BWSSB by diverting their severage water into them, which increases the toxicity of the surround ecology. contaminate the groundwater(Directly gets affected In case you are using well or borewell water in that surrounding)

totally agree
layout prices go up when there is development in layout or development in surrounding areas.
Rate at Sir MV layout fair value is 900 Rs. Brokers charging 1200-1500 - To keep sellers happy - Unfortunately no transactions

apartments are built by lakeside and called 'lakeside view' because they get land at low rates there.
Problems:
1. Mosquitoes
2. The lakes are dumping ground for sewage water
3. Corrupted underground water
4. You can view folks defecating early morning
So all cons only

Hi Friends,
I have been getting offers from 2nd block (next to NICE road and near Kammaghatta village) for Rs.1500-1700/sq.ft which is very high, don't know what's the reason for such high rates. Broker told me that the the pond attached to that block is developed recently and people are showing more interest to buy, not sure how true is that.
