there is a sea of difference between the actual price & the price quoted by those morons. ask one of them to take you to the direct party, you will know the actual price. Try hard to find the acutal owners, it shouldn't be difficult, if you are so interested - you will know the actual price then.

Even when I trusted the broker and bought my plots in 2006 (30x40) and in 2007 (20x30) in SMV layout, the broker cheated me by giving wrong information on the price as there were multiple brokers involved from inside. These guys consist of mafia and every guy has a link with one another there and nobody is spared from being cheated, even if you have solid contacts with these nasty brokers. The hide the actual price from within and keep a huge margin and sell / buy plots, making huge hidden profits.

That is why, try and find direct owners to buy your plot. You can go to quikr.com and you will find plenty of direct buyers and sellers out there.

Hi All,
Sorry for the delayed response, i have been travelling and hence been busy. I have meanwhile checked a few more properties, the range quoted in 1st block was between 3600 to 3250. I think the higher priced 1st block sites (upwards of 4000) are close to ring road. The sites i checked were close to a double road connecting kengeri and magadi (not sure). I own a property in 5th block and was offered 4200 if i prefer to sell. It is near a lake (cant remember name of the lake thou).
There was a direct party selling a property in 2nd block which was after Nice road but some how was not convinced about this place. The asking rate was 2750 and i cross checked with brokers and they informed that the prices in 2nd block was ranging between 2800 to 2300. Atleast the prices were not very much different between direct party and broker with regards to 2nd block.
Have not been able to get in touch with any direct parties right now. However one more point to note is i feel the direct party sites are not as well located in comparison to what the brokers have shown me. This is only my personal opinion. :)

If you check with agents saying that you want to sell the site, then they will quote less price and if you state that you want to purchase, then they will quote higher price. Check always saying that I want to purchase the site, then you will be real price.

@ragh_avan : An agent said prices in 2nd block were in the range of 2300 to 2800, these sites were on the other ide of Nice road. Surely not a typo.

Correct, if we go to purchase they will tell higher rate, if we want to sell our site they will quote all disadvantages and down the rate. To avoid this direct buyers and direct sellers should close the deal through internet or whichever way and avoid brokers. We are searching for 20 X 30 site from last 4 to 5 months and not able to purchase because of very higher rate but not good location.

I saw an article on Times Of India today that work on water supply pipeline has halted due to land ownership issues. Strange to discover that even BDA doesnot know whose land they are laying roads and pipeline on. Isn't this sheer callousness? I am pasting the article below for the benefit of all members here...

Land dispute robs 2k homes of water supply

Bangalore: Buyers of 2,000 homes that have sprung up in a BDA layout have landed in a soup. M Visvesvaraya Layout, near Nagarbhavi, faces the threat of running dry as a land ownership issue has halted a water supply project.
The BWSSB was to lay the last 100 metres of pipeline to bring water to the layout when a dispute arose over the land where the pipe had to be laid.
Jamnalal Bajaj Seva Trust claimed ownership of the land where a road connecting the layout has come up. It was developed before Arkavathy Layout. Allottees lose all hope of getting Cauvery water
With the only approach road to Visvesvaraya Layout passing through land claimed by Jamnalal Bajaj Seva Trust, chances of the residential enclave going without water are very real. The layout has a provision for 17,000 sites.
DS Gowda, spokesperson, Sir M Visvesvaraya Layout Site Allottees and Residents’ Association, told TOI they were shocked when work on the water supply project was halted just when it was about to be completed. “We’ve been waiting for Cauvery water supply since 2010. Now, there’s a land dispute and we’re losing hope of getting water. Sadly, all borewells in our layout have dried up and we’re depend ent on tanker water.”
A BWSSB engineer working on the project confirmed that work has stopped temporarily. “Our job is to provide the water pipeline network. We’ve laid the pipeline from Anjana Nagar, near Magadi, for 8 km; just the 100-metre stretch is pending. A private trust stopped our work and we had no choice. The land dispute has to be sorted out by the BDA. We’ve already written umpteen letters to it to speed up the work,” he told TOI.
A jurisdictional BDA engineer who inspected the layout on Wednesday admitted there was a serious problem. “We asked the trust spokesperson to prove his claim to higher authorities. We need that portion of land to complete the pipeline. We’ll issue the trust TDR certificates if its claims are true,” said the engineer.
IT’S OUR LAND, SAYS TRUST
Ramesh Sharma, CEO, Jamnalal Bajaj Seva Trust, said it was a clear case of encroachment of property belonging to the trust.
“There was a BDA proposal to acquire 61 acres of our land in 2003-04. But we never got a notification about it from the BDA. In 2007-08, the BBMP formed the road on our premises and said we would be issued TDR certificates. Our head office in Mumbai was not fully aware of what was happening here. Our officials in Bangalore were dominated by local politicians. The road was made. Now the BWSSB is laying a pipeline. How can they form a road on private land? We have opposed it and have spoken to BDA officials about it,” Sharma said.

I too agree with Ragh_avan. The prices in 2nd Block are surely not below 2800. And if at all the prices are below 2800...then the plots are surely situated on the other side of NICE Road. The plot that I own in 2nd block is being quoted by brokers at around Rs. 3750/sqft, which is closer to 1st Block and double road :) .
