What you are seeing in both are true and the fact.
The sellers are expecting the peak rates of the year 2007 and buyers are not interested to pay anything above Rs. 1,000 to Rs. 1,500/sq.ft irrespective of any blocks, location, direction...etc. Simple reason is the in SMV layout or in BSK 6th stage were formed almost a decade ago, still people are waiting or the basic amenities like water, good access to the city centre, shops, schools and health facilities and, nothing is going to change drastically in next 5 years.
Summary: sellers are unable to sell their sites and buyers are not able to get the site at a fair price. The main barrier and the culprits are the RE Agents who are too optimistic in pushing the prices to have huge gain between the seller and the buyer.

Ummh!! Thats a "catch22" situation. You cannot get hold of genuine sellers/ original allottees but the RE agents wouldn't budge in for lesser commission. I guess they would do good if they set some reasonable expectations for the seller too. If these agents could subsidise on their rate of commission, then probably we can see much activity in Bangalore RE.

As for the BSK 6th stage, I had heard some issues between BDA and the Forest Dept. I am not sure if that was resolved at all. And Anjanapura sites cannot be sold until ten years from allotment date. Is there no remedy.

Yes the site is available for all those who asked.But most of the people who contacted me are all bargain seekers.....they do not respect the sellers price...even if it is way too high..just dont cheapen the deal by bargaining...so best of luck to all..

In every transaction Demand-Supply gap and the pace of present developments and future prospects of that location makes the competitive price deal. if you are not OK with price offered by the buyers. you are free to ignore it and continue to stick to your price set by the brokers. But don't blame the buyers sitting in Mumbai without understanding the ground situation.
Your expected price of Rs.1,300/-(Set by Brokers) is in no way worth for the location of your site. Accept the fact that, Atleast in the next 5 years, nothing can be seen as a major development at that location.

With no malice to this site or its members I find that most if not who post and reply to posts are not serious buyers.I had been posting about my site in SMV layout for quite some time.The only responses I got were " the price is too much" or send me the papers i will get back to you".So I would suggest that please dont expect to find genuine buyers in this forum.Thats why I have stopped posting and have been quite happy about that.
The admins of this site should request members that if they find the price quoted by any member beyond their budget they should not post negative comments and ridicule that member.

@ msn... I am not "sitting" in Mumbai nor have I got this rate from any brokers.Please make a note of this.The rate I quoted was the rate I felt was right.If anyone has a problem with that rate they can ignore my post just the way you are advising me to.
