Any body knows Soverign developers

These guys are supposed to be contractors and in past worked on Akme encore and Vakil housing
They are coming up with a very interesting project in Hormavu North Bangalore (near to hennur)

Unfortunately ,we dont have information on these and how good they are interms of their work /quality and commitments

This is supposed to be their 1st project as a builder.


Does anyone have any information on these guys ?

when I wanted to buy a flat and analized unnathi, Following were my points. .

1) They have too many apartments (1600) and too less aminities. so People will be fighting in future for sharing aminities.
2) They have permission for only one phase (which is sold out) but are selling in other phases as well
3) They are saying 3 years to complete, not sure how much time they will take.
4) The price 1630/- psqft is too low for a quality apartment(land cost there is 1500-2000 sqft). So was doubtful about their quality.
5) The land owner got this land long back as part of some "Arguable rule" then, the permanant-tenent-act. He acquired the land of some else, just because he was using the land for more than some years. But all the banks have cleared this legally. so dont know.

I have dropped my plans for buying as i already see the similar issues that you highlighted and marketing
blocked all good flats that i wanted to buy.

Soverign developers has done 1 or 2 projects in the Sahakara Nagar Area(near Bhupathi tennis Village). They're mid sized Developer.

14 lakhs for a 650+ sqft apartment in an 14+Storeid construction is not an economy one. Its priced at the very high end. Also, I feel the No. of flats/total area they have is too high. Importantly there is no surity for water in these areas. Already couple of apartments are using Tanker water every day as there is no BWSSB water supply connection now or in the near future and the availability of Ground water for the borewell has already gone below 1000 ft.

Please make judicious decision, before pitching into action.

that is true.i stay around that area and many small apartments had their borewell dry this year
This is for complexes with aorund 40-50 apartments.
1600 apartments , i dont know what is goind to happen

W.r.t water supply connection , dont know how many years it would take as there isnt a sewage pipeline also.
In our apartments maintainence shoots up like anything because of manual sewage cleanup
