Information on DLF apartment

Hi,

I wanted to collect some information on the DLF westend apartment. Is
there any feedback? What is the current rate going on in the area?

Yes...guess so.... thats the only DLF project in Bangalore that they
relaunched a couple of months back...

Don't get into DLF trap. They are all economy/budget apartments and I
am sure they will take years together to construct. They alreasy
cheated lots of customers.
Go for local builders like Prestige, purva, brigade sobha and at least
a year delay you will finally get to see your home.

DLF is one of the biggest builders in the country so why should it be
a trap? I have nothing for DLF or against the others but their current
prices being quoted @ 1850 looks quite attractive compared to other
local builders who are still playing the wait and watch game.

Any feedback from people who have booked there will be worthwhile.

DLF is struggling to keep up with the borrowings and repayments. Recently promoters put up 7% of their stake for sale. So, worst case, it can become another Lehman Brothers. Though, that risk has eased a bit now.

Second, completion date is 3 years from now. If you carefully read their terms & conditions, their project location is not guaranteed. It can move to another location based on BBMP approval. BBMP recently announced publicly that DLF hasn't obtained building plan approval.

Given all these uncertainties, I would prefer wait & watch for atleast next few months ...

Attractive prices are distracting many to look at DLF. Only ensure you do not destroy your lifetime earnings. Please read terms and conditions and get yourself satisfied. Ensure you are protected with compensation at the same rate of their penalty terms on delays towards u. Approvals needs to be there else delivery will be pending.

Financial out look of DLF , Shoba, Unitech, Purva are bad. Please ensure in the present condition you opt for completed or near completion apartments irrespective of with whom you go.

Prelaunch/ Launch offers were attractive when the Real Estate was on an upswing. Now it is not

Dont get distracted with low sqft rate of an yet to be launched / launched properties!!!!

Guys,

Before venturing in to the DLF project, please read the BBMP announcement in the Times of india news paper that DLF has not taken appropriate approvals and legality to contruct and they have advised public to stay away from that project

do not go for any new projects as of now. The main reason is the builders/deverlopers are not giving the actual picture for their latest prices which is far away from their own earlier prices. Definitely they are not here to make any charity work. Definitely there will be some hidden agenda behind them like

1. quality of their work is doubtful.
2. reduced amenities.
3. reduced height of the floors in order to reduce their construction cost.
4. increased FSI index
5. they might use substandard materials for interiors.
6. as there is a great cash crunch for the builders, we don't know how long they take to complete teh projects.

instead go for teh completed projects and bargain for a best price, so that you can have better game.
