Koramangala Guidance Value

Hi,
I am selling a 6 year old Apartment in Koramangala. From the Karnataka Stamps website, I have got a basic idea of the Guidance Value (GV). However when I approached the SRO in Koramangala, I am getting different numbers each time. I understand that per the reccent revision (Sep 2011) of GV's there are multiple factors that influence the GV such as Type of flooring, availability of attached garden space, parking etc.,
I would like to know from the members, how can I get the exact Guidance Value? I dont want to prima facie rely on the SRO guys as I feel they may purposefully quoting a wrong rate. Can somne one please suggest what are all the cost elemnts that add up to get the exact GV.
(The documents posted on the website are completely in Kannada and unfortunately I can read Kannada).
