Need feedback on Mittal Palms, Jakkur

A friend of mine is contemplating buying a 3BHK at Mittal Builders' Palms project just beside the Jakkur lake. Will appreciate feedback on the following points :

A. It is being constructed by Trishul Develoers, which is a Mittal builders company- does anyone have a feedback on Trishul Developers and Mittal bldrs
B. They have got an approval for a G+3 construction but they now say thet they are expecting a new approval in 2-3 weeks for a G+7 construction with the FAR considered on a larger area. How safe can this promise be for investing now? They say that they have already sold out 2 full blocks out of 7 and have sold out part of the others.
C. Considering that the project is right next to the Jakkur lake which seems to a dried up state- how do you see the location? Does this area have any problems?
D. Their construction period is 2.1\2 years and when asked about delays' they say that they re ready to offer 2-4 / sft as rental loss for the period of delay- what is an equitable and accepted norm for such constructions?
