One very good thing which has happened recently to bring down price is Govt of India Real Estate bill is accepted in parliament..

Summary of Real Estate bill

1. Bring down all black money in real estate

2. Builder is supposed to sell only CArpet Area and not super built up area

3. Builder will be put to jail for 3 years if he delay project construction

4. Builder is supposed to get all approvals in place before selling its flats/plots

5. Builder is supposed to put 70% of total project cost in one account and he should not use one project fund to other project..

6. This is a great bill , finally Indian Govt making some benefit to home buyers .. now builder cannot eat the 30% chargerable waste area as he has to sell only carpet area...

There are a lot of launches in Bangalore this year one of the highest in the country. After the bill is enacted there will be less launches in all probability. which will again offset the demand supply ratio in the coming years. Bangalore is doing good also due to the Telengana factor. There are no investments in Andhra and Hyderabad once considered a competitor to Bangalore is loosing big time and gains are overflowing to Bangalore. How can you expect the prices to come down in such a scenario in Bangalore. If anyone feels that the prices are falling, one should go ahead and take the call of buying if it is for ones own use. The only belt in bangalore that is in the affordable bracket is Electronics city and towards the Kanakpura belt where in you can Bargain to buy. Most of the demands are in eastern and Northern belt of Bangalore where there are more scope for development. There are a lot of people moving to this city in search of job. Bangalore being the 3rd fasted growing city in the country, demand will only increase in the coming years.
The whole of the industry community wants BJP to be in the center and they are rooting for them. The markets are already getting stronger, all the inflation will be in control by the time the elections are getting nearer. The funds have started to flow back to the country don't know what is this indicating. Games are being played globally in the markets. They take away the funds and later they bring back the funds. We as commoners are being played into their games not knowing what will happen in the future. We are having difficulty analyzing the situation which are manipulated by these players. For us it is not games but life which is at stake and are unable to take the decision. Frustration starts to build up due to the missed past and unclear future.

My opinion is if there is a requirement then go for it. A good property will always have its value whether Flat or Plot at any given point of time. Bad properties will always have difficulty selling during bad times.

Hope for a good future and take a call. since this is an asset that is being bought, it will always find its value as time passes. On the long run property investment will always be a gain.

What you said is true.Telangana factor is also contributing for the growth of prices in Bangalore.What i heard was many builders and even contruction workers are moving from Hyderabad to Bangalore.Many people from AP are investing in plots,Flats and large land parcels from last 3 months.

It is a classic case of Demand and Supply. Bangalore currently has a lot of supply and demand is going down sharply. One should make a careful decision not to end up paying more for properties which are not worth. Bangalore's growth story is exponentially increasing but development story is exponentially decreasing. With such a pathetic infrastructure and town planning, I don't think if Bangalore can sustain its potential in a long run.
