This could be cited as a perfect example of someone's desire of a dream house getting crushed. You pay the last penny of your hard-earned money to get that dream house ready for yourself and this is what you get:
· No lift
· No KEB connetion
· No Generator
· No Power and water for last couple of days
· Harrassment by Builders
This is the status as on May 28th 2010 whereas the flat was supposed to be completed by Dec 31st 2008. The project is M S Keerthana developed by M S Group of builders.
The promoter of this building Mr. M. Babu associated with M S Builders is one of the biggest frauds you can find in the business. Don’t even think of buying of any property developed by M S Groups of Builders.
In the year of 2008, we were tired of staying in a rented house and wanted to buy something of our own. As luck would have it, after searching all over Indiranagar, malleshpalya and c v raman nagar(kagadsapura) we liked a flat which was very close(we stay in S G Palya, C V Raman Nagar) to our current rented apartment. This apartment was being constructed by a certain MS builders. After having all the initial rounds of discussion we finalized on buying it. They looked to be very decent people and promised us to complete the construction by the end of that year. When the payments began they started making all the fake promises in this world saying that they would finish it by Diwali and wanted us to release the payment to them. As prompt customers we made all our payments and to our dismay we saw that the flat was only 80% completed even when we shifted in Feb 2009.
While moving in, we were promised that all the remaining work would be completed within the next 15 days. The number of things that remained unfinished at that time were the KEB electricity connection, the water connection, elevator lift, the generator, parking space allotment, coloring of the building and final handover of the building to the owners to form their own association. We had paid all the specified amounts for getting these things done. Till date we don’t know how many 'another 15 days' have passed on but nothing of the above mentioned things have been done. After 3 months of waiting in hope, all the flat owners decided to get together and ask the promoter. Btw, the promoter of this building(M.S.Keerthana) is person named Babu who is very big cheat and fraud guy. His counterpart, named as Prasad is another big cheat who also happens to have a pent house on the top floor of this building. After a lot of persuasion and soft talking and repeated meetings from the flat owners, these promoters asked us for an additional amount of Rs. 22,000 from each flat owner. The reason given that he doesn’t have money to deposit for KEB connection. All flat owners collectively paid around Rs. 4 lakhs in March 2010 in the hope that the connection will be done soon. It’s still not done and the builder is asking for additional 1.5 lakhs.
The other partner Prasad has taken Rs. 20,000 for Khata processing in July 2009. Obviously, we haven’t got it done till date.
It was clearly mentioned in the sale deed that the promoter would complete the construction and hand it over to us by 31st December 2008 with a grace period of 3 months. It is been more than 1.5 years now these things haven’t been completed and nor does the promoter answer any calls by the flat owners.
The KEB connection taken during the construction of the building was a commercial line and the building still continues to use it. The promoter does not even pay the electricity bills and it is a usual scene that the whole building is left in the dark for days together. It has been 2 days since there is no electricity nor water in the entire building. I strongly suggest that whosoever is planning to buy a flat here in Bangalore, please beware of these MS Builders! They are big time cheats and hooligans who even threatened my husband when he went to ask them about the completion of the above mentioned things.

Thanks Padmakh for posting useful info about these fraud builder. I think we ourselves (instead of searching at BDA website) should maintain a list of fraud builder so that it will be useful to all users (specially new users) in this group.

Actually i have one more suggestion i dont know how far it works out.
Before buying an flat lok out for the Earlier projects which was complted by the bulilder and if possible have a talk with the owners of that flat and ask
there experence with the builder regrding the promises made and what they delevered and quality and whther the completion was at the correct time and
any problems like asking more money and asking unwanted other charges during final regstrtion etc. Because after our friend shared details about MS bulders only
we came to know about there real fact in the same list one more bulder is ittene Group which is in Koramangala.

every builder uses diff group and diff names to get over this issue of reference check..
Its good to do it in mumbai way.. 20-30 families come together form society, get land, construct the apartments and maintain it..
people might say its hard to run around, get approvals etc! if you are looking for ready made house, people will encash on ur urgency.. if we try the time tested methods, then the RE lobby cant manipulate much.
