Duplex House

We are planning to construct 2 houses in a 30 x 40 plot near Bangalore University .We prefer to have 2 duplex houses with a cellar too .Is this possible without flouting any norms .What is the maximum bulit up area which can be constructed in a scenario like this and could any one share the costing details for a project like this .

Sorry satish I may not be able to answer your question correctly because I have never seen 2 duplex houses built on 30/40 site. However, I can tell you that the cost of building a decent duplex house on 30/40 is around 32 lakhs.

I dont know if having a cellar or stilt floor is a good idea because there is always the risk of rain/drainage water flowing in, even if you have made good provisions to drain the water out. I heard this from lot of people and thats why I dropped the idea of having a cellar! Anyway the choice is upto you.

Hello Prasad,

Your input on the cost of a decent duplex house on 30x30 is helpful.
Could you please elaborate on the following -
1. Does this includes everything - from planning stage until final finishing of the house?
2. Is this with Labour contract or material contract?
3. What is the total built up area considered here - ground + first floor?
4. What is the setback on all 4 sides?

I know that's one too many questions, but I have plans of starting my construction soon (on a 30x40 site) so these inputs will help a great deal.

Hi satish,
Building two duplex in 30x40 with out floating norms is not possible(considering decent room sizes).But then we can plan for two duplex with basement.
Knowing that basement will have regular maintenance like rain water sump,pumping sewage in case the invert levels are higher.
In the present market for construction per sft will cost min 1200/-per sft(considering decent finishes).If are looking for rented style house it will cost min 900/- per sft.

Hi all, is there a guide for having a step by step approach for building the house.
Something like, the foundation comes first, then step2, step3 etc etc ...

I am planning to build my house in January, but have no clue of how to go about, I can very well give it some good contractor, but then wud be nice if I have some knowledge prior to meeting them, so that they cannot take me for a ride
