Dear Sir,

I am working in central Psu in bangalore and going to retire in 2-3 years.I have built a gnd flr house (8 squares) in 1997 and Ist floor independent house (10 sqaures)in 2001 by taking plan approval from BDA in H S R Layout. I intend to go for 2nd floor construction since 2005 but waited for Akrama Sakrama scheme to become an act. As per sanctioned plan built up area is shown only as 11.5 Squares. But as per Master plan 2015, if FAR is 1.75 (site dimension being 30'x41'), I will be left with only 3 sqaures to construct in 2nd Floor. I intend to construct an independent house in 2 nd floor for 8-10 Squares.
Is there any provision in Akrama Sakrama scheme to get this approved with in 50% violations for residential buildings ?
Should I wait for this scheme to become an act ?

Please clarify.

Thanks

Hi manju,
Akrama sakrama i for regularising the violated buildings not for permitting violated sanctions. So thecnically you should built first with violations as you wish and then wait for akrama and sakrama to get it regularised.
There no danger in constructing with violations now and getting it regularised.Only that you need to pay office stationery charges .
