Dear Mr Praveen

we have a bda site 30 x45 near ngef b'lore with 30ft road on the north side, we are planning for house construction with 2 seperate units

1 2BHK in ground floor (for rental purpose)
2 2BHK in first floor+ 1 study room second floor(with internal staircase from first floor)

please let us know the norms as par BDA,if the construction plan as proposed above will be permissible.

Hi Narshiman,
You can construct 2bhk in ground and first with one studio room in second floor.
But the 2bhk in ground would be small ,since you need to leave space for parking.
As per BDA norms you need to leave 5'6" in the front 2'6" on all other sides.Your parking should not come out of setback area.
You need to plan carefully to give your home an exclusive look and feel .
