Advancements in civil construction

With the way that prices of materials and labour is rising, doesn't it make sense for some innovations that will change the way we construct houses?

I plan to start my house construction in the next 2-3 years and wanted to start studying the options that will enable me to build a house that is different rather than just do the usual RCC, cement block constructions. A few thoughts that come to mind as I research more

Cost - how does it compare to regular methods
Maintenance - how easy is it to maintain
Flexibility - does it allow for more flexibility in the internal layouts?
Lifespan - weigh the lifespan against cost. If it costs 50% less, are you ok with a lifespan of 20-30 years vs 50?

Has anyone else done some thinking/research into this area? I would be interested to find out more.

One option I do not see many people doing, is using steel girder beams and columns instead of RCC.
Several advantages I can think of:

1. Faster construction
2. Less dependence on curing (since most builders try to hurry this phase)
3. In the future, easier to reclaim used steel and sell

The disadvantage might be increased cost and requires skilled labor.
