Info needed for wooden doors for house construction

Hi everyone,

I am building a home near airport. My contractor suggesting two option for the doors.

option 1: Honne wood door frame
flush shutters with teak veneer.

option 2: Sal wood door frame
Honne wood shutters

quote for the option 2 is slightly higher than the option 1.
But my question is which option is better in the long run.

If you are ok with dark polish, go for option1. we are using this from 7 years with no failure yet
If you are painting the doors, you can save by going for sal frame and flush door

There are few points to be noted if you are going with wooden doors.
Is the wood certified,
Do you have proper masonry or installation team to do the job. What's the wear and tear and maintenance, who is gonna do that.

Better suggestion is to go with engineered doors.

Durability is not a big concern, in both the options you can easily have an average 20+ years of life, provided descent way of handling and not much water dropping on the door and the door is not directly exposed to the sunlight or rain water.

Usually For Flush Doors, over a period of time, The outer layer starts coming out at the bottom level. I saw that issue in my earlier 20+ years old Apartment main door. But there are some work arounds to patch up the same as a cost effective solution & you can run it for many more years.

Either Honne or Sal wood frame, you need to paint it.

All you need to care is to go for a well seasoned wood, to avoid seasonal variations.

Teak veneer flush door and ordinary flush door? For teak venner flush door, he is quoting Rs 19000/- for providing and fixing. is this amount reasonable?

With veneer flush door - typical expenses will be:

1. Door 4000 - 4500 including veneer on both side
2. Polishing - around 4000
3. Installation - 1000

Frame will be extra. Go for veener door and do some groove with copper or gold metal strip

Thanks, I will make sure that he uses well seasoned wood. Also for the main door, we have asked for teak wood. he is quoting around Rs 95000/- for Burma teak. it is insane and very expensive. is there any other alternative can we thought about for this?

Sorry, I didn't mention. Above quote includes door frame, providing and fixing .

Readymade basic design Teakwood doors available from starting Rs.16,000 onwards.
If you need some good design and more sturdy, you can spend up to 30 to 35K, which is good enough, I feel for a descent quality middle class homes.
