BWSSB and BESCOM charges for new connection

Hi Guys,
I found an old 3 bhk 30 40 house which can be renovated. The seller is quoting 2.2 cr. We both factored in 1.8 cr as the land value. So 40 lac for the building which looks slightly high to me. ( I need to replace bathrooms, repaint the house, and floor also needs to cleaned or may be replaced in some cases since there is a lot of stain) . His point is that, if I were to construct again, the BWSSB and BSECOM charge itself will be very high.
Have a few queries
1. Can someone tell me the current BWSSB and BESCOM charges?
2. Lets say I am demolishing the house and constructing again. In that case, I wont be able to reuse the exiting connections for BWSSB and BESCOM?
3. On an average, what is the building value say for a 13 year old house? ( I know it depends on a lot of factors). Is 40 lac a reasonable ask?

For any building which is more than 15 years old, Building value will be Zero and you need to consider only the Land Value. As you it needs either renovation or to be demolished and build again as per your choice.

BESCOM Charge is approximately Rs. 25,000 for Temporary connection of 2KV capacity and you may have to pay Rs. 1000 to 2000 per month based on your usage, which will be charged at Commercial tariff. During the Demolition or Construction, you can't use the regular residential BESCOM Connection. You need to surrender the current connection and take a temporary connection.

BWSSB Will not give Temporary water connection, Either you need to go for own Borewell water or use Tanker water. Average Tanker water is Rs. 600/load.

Thanks a lot @msn1270 . thats really useful.
So BWSSB and BESCOM charges are not as high as they are saying.
Thanks for that point on depreciation. But I have not come across a single seller quoting sensible price for the building. They wont budge at all.

Simple point : if you think house has to be demolished for whatever reaaons then its value must be taken 5 lakhs (token amount ) or even zero.

We gave 17k for 2kv temporary connection which includes temporary connection approval, mcboard and comes with 8500 rs recharge amount. This amount will get deducted with usage.

For water, bwssb will not give temporary connection. We did not drill borewell for our construction . Hence we talked with a lorry guy and got water for 500 rs. (6500 liters). For our 4000 sq building we would require around 50-60k water. So calculate yours and bargain with them.

One more point , renovation is costly.

I understand renovation will cost a lot. But with the uncertainty on covid, I thought it would be a better option

Hi Blr78, I am also in the same boat looking for a built house on 30x40 plot. I agree no seller depreciates their building and almost quote new construction costs, interiors cost and other utilities cost into the asking price.

Hello Rashmi and others

I paid similar amount for 2kV Temp EB connection. I paid Road cutting charges during BBMP Building Plan approval for BESCOM and BWSSB connection.
In addition to above charges, what are the additional legal and other charges for permanent BESCOM and BWSSB connection?
What is the process to apply for BWSSB connection, Whom to approach BWSSB or BBMP local office?
