Hi,
We recently brought a small piece of land near gavipuram and planning to start the construction.
We got a quote from one of the contractor of 52 lakhs.
GF - parking with 1 room only
FF - 2bhk house
SF - 2Bhk house
Tf - FF - duplex 3bhk
Basic construction ...teak for main door and Pooja. Zuari cement, aluminium window for all windows. Column construction.
Can some one please guide if this estimate looks reasonable or are we paying more

Since the site size is 20x34 lets consider you will built 680 sft per floor and total of 3400 sft ( in 5 floors ). As per contractor quote it comes to 1530/- per sft .
The specifications you mentioned are very limited to comment on the price. You need to check with him the following points.
1. Steel which brand and total how many tons of steel he will use
2. Teak wood base price
3. Aluminium windows with or with out mosquito nets.
4. Electrical wires and switches , meter boards and motor connections is it in his cost included or excluded
5. Sump in RCC or brick and what capacity
6. Car gate included
7. Security grills for main doors
8. Water tanks and plumbing pipes brand and thickness
9. Flooring tiles for all floor base price
10. Toilet fixtures base price
11. Hardware fixtures base price
12. Paints for internal and external
13. Window grill weight per sft basic cost
14. Stair case granite or tiles ?
Of all the most important is to understand the payment schedule, when to pay how much amount. Make sure you pay proportionate to work not to time .
