House Construction - My Experience

Hello All,

Constructing a G + 4 House with lift in 30*40 site in Malleshwarem ,

Started on Feb 4th, as on today 1st slabwork going on
Hired an architect, and contracted the turn key project to a contractor @ 1750/-

15 columns (including 4 for the Lift) lift space is 4'8 × 4'8
Combined footings (2) + individual footings
Pits excavated are 6 feet deep, footing plan is excellent and suficient to hold even 8 storeys

My structure is as follows
G - 550 Sq feet parking (3 cars) + Lift pit + staircase
+ Half of duplex house where living room, pooja room and kitchen Along with 1 restroom + internal staircase folded mould type )

F1 - 3 bedrooms (2 attached bathrooms) + home theatre room + 1 small store room + 1 balcony

F2 - 3bhk rental unit with 2 bathrooms + kitchen + living room + balcony
F3 - same as above
F4 - same as above
Terrace - Lift room n storage room + ample space for terrace gardening setup

Did footing manually, using M sand, Second grade river sand and Birla Super 53, raised columns to 8.5 feet, slab and beam 1.5 feet,
Sump tank 8k litres used trichy sand first quality for plastering , built using 6 inches solid block.

Materials used n included as part of contact
Blocks - 6" apco E grade
M sand ( robo first quality)
Cement - Birla Super 53 grade throughout
Steel - Indus 500 Fe
Granite throughout of 130rs + gangslab type
Duplex hosue royale paint internal , rental units - emulsion premium (all asian brands )
Havells Switch boards, wires etc, anchor roma switches all over, except duplex where we r using crabtree
Bathroom fittings - Cera for duplex n jaquar continental for tenants , all wall amounted commodes
Bath tub in duplex unit
Upvc windows 3 track with mosquito mesh for all windows.
External asian weather coat paint
External elevation cladding with WPC and aluminium
Geysers in all rooms
Solar water heater for duplex
Lights n fans in all room, parking area n passage
Grills for utilities

Interiors and lift cost is extra

Bore well of 750 feet + texmo 4 phase motor used - costed me 1.75
Plan approval with bribes + road cutting - 1.3
Temporary 4 phase meter taken

Hi Naveen Raj,

Many congrats on starting the construction.

I wanted to know how much is your contractor charging u for the parking area, staircase and open space. Is it 1750 ? Or lesser than that.?

Does this 1750 package includes the cupboard s in the bedrooms?

I too am planning to start the construction in our site asap. Ur inputs will be of great use to me in Finalizing the contractor n negotiating we him.

Parking and staircase and sump tank at 75% of 1750

This package does not include cupboards or interiors

1st Slabwork and beam tied. All set for mould this week. Duplex internal staircase is table fold design , external staircase is waist slab design

Completed first slab mould. All went well. 97 bags of birla super 53 grade used, robo m sand and 20 mm jelly, manual mixing by gang men, curing to be done for 15 days, meanwhile columns will be raised for next slab and external walls will be constructed
