Hi ,

We are constructing house on 1450sqft plot. Contractor is quoting 70 % of the cost of first floor. First floor is about 1200sqft and he is charging at the rate of Rs.2000. So the total cost of basement would be 16.8 Lacs

Basement requirement is as below :

Two distinct sumps for storing rain water and corporation water
Two pumps with separate pipelines till first floor (we are planning to construct till first floor only)
Tiles flooring in the basement
5 ft wall

Please advise , as it appears total rip off. Many thanks in advance.

The rate quoted is very much fine with me since I am an Architect.Usually basement will cost you double the cost of regular floor depending on the depth you go below.You are going only 5'depth so its fine & also he is inculding 2 sumps and also flooring work you can go ahead is what I feel & its reasonable.

We are also planning for basement can you share your plan for my understanding and consideration while planning

@lakshminarayanaswamy , many thanks for your time and advise. The capacity is 8k Leters . my contractor spiked the quote , approximate ground including compound wall , sump tanks, flagging concrete ,gate parapet wall, chajjas , weather proof plastering , parking tiles are included in the roof to roof measurement . It comes 1300sqft and the cost now for basement is 18.20 lacs .

@yogavelraj- I haven't still got the detailed design yet . I will share once I have it.

I want to construct a house in Jakkur Layout 30*40 west facing site by giving full contract and I want to know about the sq.ft rate charged by the contractor to construct the house...

It may range from rs.1400 to 1800 for a minimum specification . rs. 1800 to 2200 for medium construction . for a good specification 2200 ,to 2600. Based on your plan and specification. This is was i my search in market.
