Ventilation in house built on S/F 30x50 plot

Hi,
We are looking at buying a South Facing 30x50 plot. There are G+1 houses already built on the east and north sides of the plot. On the West there is a G+2 house being built. The site faces 30 ft wide road. Question is can a house (G+1 duplex) be built in such a way that sufficient air and light comes into the house? General perception is getting sufficient ventilation and sunlight in houses built on S/F sites is difficult.

For getting Natural Light and Air flow, plot face has no constraint. Irrespective of the site facing the road,
you can get the natural light and air flow, provided you & your neighbors leave sufficient space i.e. No violation
of set back areas around the structure.
you can even try Sky Light, if necessary.

Hi ,
planning for ventilation can always be done in various ways
1.Courtyard concept
2.Indirect lighting
3.Cross ventilation at strategic location
4.Hot air vents to maintain optimum temperature inside
5.Split level planning to tap in extra window spaces
Its not only the size of site matters but your requirement , a bigger site owner will have bigger requirements . Since in your case all there sides there are buildings, we need to take advantage of space according to the setbacks they left on your side .Leaving a 1' or 1'6" gap is of no use to get good ventilation rather attach the building ( with in bye-laws )and leave that space on other side .
