i am going to share the House Construction experience in coming posts..

BDA approval Experience

we have 30*40 East facing site in K.R Puram which comes under BDA approved layout and planning to build Duplex house

As one of the member suggested, i have gone directly to the Engineer who is belongs to my area..

he was suggested to go with Architect who is having shop in the same complex for Plan ,blue print and file preparation

Met with him and below are the documents required

Sale deed
Latest Tax paid receipt
BDA Katha
Working Plan
Latest EC (which i have obtained from K. R Puram Subregister office after paying 250 Rs for 2 years)

He charged 5000 rs for total file preparation which has
Application form
Affidavit
Building plan as per BDA norms
Construction Estimation

he was asking me 20 K unofficial charges for BDA plan approval (said 17 k for Engineer and 3K for his processing fee)

I wanted to try directly hence went and approached the Engineer... Engineer is charging unofficial amount of 15k for 1200 sqft

Attached is the official charges

Paid the fee in Canara Bank in K.P west Bangalore..

the same has handed over to Engineer.

after 3 days i have contacted the Engineer and he said the Plan is approved and its ready

went on the same day and collected 8 blue prints along with construction certificate (which is valid for 2 years) and paid 11k after negotiation.

Construction Experience

Hired an Architect from known person and he is charging 50 K for full design including structural design, floor design, Electricity , water, 3d Elevation and frequent site visits

waiting for the plan since he said he will modify my original plan so that the house will be beautiful.. so waiting for him so that i can check the plan

Thx for sharing so what was the total cost and time that you spent on getting it approved from BDA ? further why BDA and why not BBMP ?

my layout is in Panchayat limit and its approved by BDA.. so i have to go to the BDA for approval not BBMP

Thx anil , so looks like ~60K for a duplex house.In that case if site is in BBMP limits then we need to get BBMP approval even if its a Bda approved layout and if its outside BBMP limits and approved by BDA then we need to get BDA approval i beleive.

Finally we started the construction on 14th April.

sorry for late post.

i have taken the material list from Martin (m_d1982 ) as the reference while discussion with Contractor.

i have given full contract (Material+labor) for the price of 1870 for 1 sft of roof area. with red bricks

now on i will try to update the status regularly.
