Suggestions/Ideas: Construction on a 30x40 east facing plot

Hi people.
This is Inam Khan, i've been learning a lot about constructing a home from this website, it's really helpful for gaining lot of info prior to construction. Let me come to the actual point.
My dad's planning to construct a home after a year or so, on 1200sqft east facing plot in lingarajapuram. It would be a G+3 and yet we are confused about having,
1. Complete G floor stilt parking, 1st floor to be a spacious 2bhk with attach bathrooms for both the bed rooms and a common bathroom in living area as well.
or
2. Half the G floor to be parallel parking space, the other half portion on the G floor (just a hall,kitchen and a common bathroom)+1st floor to have 3bedrooms with attach bathrooms for all the bedrooms. i.e. G+1 to be a duplex 3bhk.
2nd and 3rd floor to be a duplex 3/4bhk unit.
Need your suggestions/ideas regarding this and an estimated cost for the same.
It would be a labour contract, redbricks construction, granite flooring, upvc windows, etc etc.
Budget: 60 lakhs.

even If you do it on u r own also it is going to be more than 75 (around 80) Lakhs, with the spec that u r wishing to have.( this estimate is with my recent experience)
this estimation is as of today and after an year it may go up by 5-10%.
construction is costly nowadays, so have the right expectations and budget before you start.

Confusions are obvious in many phase of life and you with your family are the best persons to think and come out of your confusions.Regarding construction we can provide some guidence.

Thank you for your valuable replies.
Is it possible to get the false ceiling (pop) work done in the estimate of 80lakhs?
And how many cars can be parked in 600sqft of parallel parking space?

false ceiling is not going to cost you more you can fit it in that budget

POP doesnt cost much but sometimes it gives a village look ...... also need to be extremely careful as the labourers put all crazy colors ontop of the POP.

Hi Inam, It all depends on how many Cars you park or what is the parking space you preciously require?
In addition please check your neighboring sites construction, if they have all G+1 or more construction then you have very low percentage of light and air. So having living space in Ground floor is not ideal choice.
If you are planning for your self with G+3 then having lift provision would be ideal where you dont know how your parents or elders will feel when they have to climb 3 floors. You can plan Lift anytime after but having the provision is good choice.

Thanx for your suggestion ravindra. A neighbour on right side (from road view) has GF+2 with no setbacks at all, his windows open on our side of the plot. The left side neighbour has just a GF and has maintained about 3ft of setback.
And the neighbour behind our plot has GF+2 with setback of about 3/4ft.
Now i need suggestions regarding the neighbour's (right side of our plot) windows who opens up and throws some unwanted things(sometimes). I think i shud not leav any setback where the windows open, while remaining 3 sides would have the required setbacks. Isn't that sufficient to get good light n air?
I need atleast 3/4 car parking space.
And about the lift, on a 1200sqft plot, after leaving the setbacks it reduces to about 800sqft, do you think it's possible to have a lift along with 2 duplex houses on GF+3?

@Inam - Let me set the expectations right.
First of all, if you have a 1BHK on ground floor, you cannot have a parking space for 3-4 cars, even if all of them are Nano cars. I'm sure you would also be owning at least 1 two-wheeler. Where would you park that? How would you get space for freely accessing the ground floor main door? Where would you provide the staircase?
If you need 3 - 4 car parking space, my suggestion would be to use entire stilt floor (the one at ground level) for parking. On ground floor (the one above stilt floor) you can construct a 2BHK and 1st & 2nd floors could be a duplex. You could also have a provision for elevator, as someone has suggested. This will be ideal for your requirements.
For the above design and medium quality construction, assuming a built-up area of 4000 sq. feet, you would need at least 70 - 75 Lakhs. For high quality construction and if you are planning to use marble, teak wood, etc., it would easily touch 85 - 90 Lakhs.

Thank you zahid. Great explanation. As you said, i understood that it would be better to have a stilt on ground level.
