you cant get EC online and u may be needed to goto sub registrar office.

For EC, post 2004 you have to visit to any sub registrar office and provide the site or property details with schedule in a prescribed form. Pay the govt fees which is quite negligible. Get the EC in the same place in a day or two.
For Pre 2004 EC details of the same site, you might have to go to it's stipulated Sub registrar office (asking for details in a sub registrar office would give this info) and repeat the same process as above
Please do not pay any bribe.

For getting EC you need to go to sub-registar office,
Fill the form22 and apply with receipt.
You need to provide details of the both party as in sale deed and address.
provide correct dimension and area , location of the site /house.
MAIN POINT IS- BEFORE 2004 ALL THE DOCUMENTS ARE MAINTAINED IN LEDGERS
After 2004 - providing CD -number and registration number they can generate from the online system in digitized form.
So note that EC can take less than 1 day if the years are after 2004.
Some brokers and office people are cheaters, who tell some unaware stories to get this done.
EC Fees for 25 years is less than 500 rupees.
No need to pay the bribe, yearly 10 rupees and for first year it's 30 rupees.
If they provide the form then 5 rupees more.

I recently got Encumbrance Certificate by getting help from lawyerinbangalore.in
Process was very simple. Just booked the package and uploaded sale deed copy on their website and i got EC couriered at my home. I also got sale deed and property verification done from them. Good and professional services. Happy with service.

You can go to the subregistrar office and get it in 10 minutes. I too got ec last month for our site in Bangalore south n it took only 10 minutes.
Take your sale deed copy with you, the guy will fill the form himself.

Below are the details and I am not sure how this price for EC is justified.
120/- is the government charge for 5 years EC if you apply manually. But yes, I agree that it would take 2 visits to respective sub registrar.
5 YEARS - 2000/-
15 YEARS - 3500/-
30 YEARS - 5500/-

Noooo....We only paid 150 for EC and gave 100 as tip to that guy who filled our form. This amount is for EC of 10 years from now.
