House Construction in Mysore

Greetings,

We have started construction of Duplex house on existing Ground floor house in Mysore. This thread is to share my experience.
Before starting construction... i have spent lot of time getting the following done..

1. CR for existing ground floor house
2. Tax fixation for Existing Ground floor house
3. Plan approval for duplex house

It took more than a month to get the above done...

I am attaching the floor plan for the duplex house..

Our Architect has done good job w.r.t floor plan and Elevation...

Our Contractor has completed bar bending work yesterday.. Our architect asked to provide addition stirrups at the junction.

Sorry i have uploaded the wrong floor plan for the second floor. Attaching the revised floor plan of second floor, with floating column and more space for family living.

Hi,

Congratulations and my best wishes for your construction.

Regarding River sand, situation in Bangalore is very grim and it is difficult to get good quality sand.

How is the situation in Mysore? Are you getting River sand and what is the current price per cft?

@ rrprakash : same problem here. We are using mixture of sand and msad for construction purpose. We will use only river sand for plastering work.
Will updated you with the sand price.

Our architect has suggested to use Ultra tech ppc of construction and Ultra tech opc for plastering work.

Column work till lintel level is completed.. Expecting brick work to start from monday, uploading some pics of the columns .

Bricks which will be used for brick work was delivered yesterday at site, initial look and feel of the brick are good, did water test for couple of bricks and result was satisfactory.

Thanks for the clarifications.

We are planning to use 100% M-sand for plinth beam, columns, beams, Roof slab and brick work. Is there any drawback if we use 100% M-sand except for plastering, which require river sand?

Our Engg is sourcing M.sand from Bidadi factory, we got it tested from SJCE Civil Lab ..The report given by them is "M. Sand provided at our office by the client was of satisfactory quality and was fit for construction works and as well as for RCC works."

Would suggest get the M.sand tested for your satisfaction.
