House Construction without Approval

Hi All,
We are planning to start the construction in K R Puram TC palaya Area. I dont have the bbmp plan approval , will there any technical problems if the plan approval is not there. I checked with few guys in BBMP office, they are saying to start construction.
I would like to know if any issues can happen in future if this approval is not there.

Recommend not to start construction without plan approval otherwise you will be unnecessarily harassed by the same BBMP guys & they will demand higher bribe to get the plan approved. And also you will not get electricity, water connections & road cutting permissions for sewage without a approved plan.

Why do you want to construct without going through formal legal procedure ??

Also, What is restricting you to follow the procedure ??

Only one reason , it is a B-Khata Property. As per rule they will not give plan approval for B-Khata property.
People are getting it done by bribing, which I dont want, Also I dont think that kind of approval will be in records.

Even if it's B khata, pay the betterment charges and get the plan approved by BBMP. That's best approach to avoid future issues. Do you have the DC conversion documents for the property (i.e, it's not in Green belt / agricultural land)? This is too important.

It doesnt come under Green belt/ agricultural land. It is a DC converted layout.
Is it possible to get Plan approval for B Khata property....Please advise

For B Khata, all approvals to be taken from the CMC / Panchayat office of your layout / plot location. This doesn't come under the jurisdiction of BBMP or BDA.
Is your plot under jurisdiction of BBMP?

Yes I think it is under BBMP jurisdriction . I have got new GIS based PID.
