Dear Friends,
I hereby request your valuable inputs/advise on the attached ground floor plan of my house. This is a north facing plot.
I would be very grateful to each one of you for your inputs.
I am going to start the construction of the ground floor right now, & have plan to construct 1st floor & 2nd floor duplex on top after 3 years.

Mahantesh I think ,
1 ) External staircase of 2' 6 '' is going to be small.
2 ) Too many toilets for a 2 BHK house in the ground floor.I would advise only 1 Common and 1 attached.
Since u are planning to build a duplex ontop of this its better to get the planning completed now as the structures also depends on the floors above.

Wouldn't you be needing more car parking space when you construct further homes?
Have you planned for underground sump?
I agree on the previous comments that number of toilets can be reduced and staircase width is less.

1. Utility space is not planned.
2. In living area another window is required for cross ventilation.
3. Modify the Pooja room area to 3.6 x 5ft instead of 6.3x3.6ft, by doing so narrow space between living & dining can be increased.
4. If external staircase is in clockwise direction you can park 2 wheelers beneath the staircase from road side. (MS gates to be build completely instead of compound wall).

Few Suggestions
1. I would suggest you to keep the staircase in the south west corner bcoz you have only the nothern portion facing the road which will always be open blocking it with staircase will reduce sunlight and ventilation. Also if you keep staircase in the south east you are saving space as you can utilize the same eastern stretch for staircase as well as parking.
2. If you believe in vastu then (a) dont attach toilets with kitchen it brings health problems for residents. (b) place the toilets in the south east or north west corner of a room.
3. Take your own time to plan for each an every aspect for 2 floors before starting. Remember once done you cannot change easily.

1. You can avoid A.toilet in bedrooms.
2. Think of having one common bathroom which can be accessible from master bed room, you can space plus money.

Also, the engineer has given the broad estimate of construction cost as below.
Please have a look at your convenience & let me know your thoughts/ideas on the plan as well as cost estimation.

1) To Calculate built up area cost (Column construction):-
Built up area:-
Ground floor:
Plinth area = 805.00 Sft (as per Drawing)
Portico area = (166/2) = 83.00 Sft (as per Drawing)
(50% of the built up area cost)
Total area = 888.00 Sft
= 8.88 Squars
Cost = 8.88X 180,000.00
Rs = 15,98,400.00
2) Other extra works:-
i) Providing and construction of under ground sump with RCC roof slab and chakkar plate manhole, complete job.
Capacity of sump = 8,000 ltrs
Cost = 8000X6.00
Rs = 48,000.00
ii) Providing and constructions of outside stair case with two support column and good quality MS (mild steel) railing and step tiles finishing , Complete job.
Cost= Rs=L/S=95,000.00
ii) Providing and constructions of compound wall (‘L’ shape) with foundations in left & front side only, complete job.
Total running foot of compound wall= 70 Rft
Cost =70X850
Rs=59,500.00
iii) Providing and fixing of over head water tank, sintex (cauvery brand) with all accessories , union, gate valve, airvent , ….etc
Complete job ( capacity = 1,000 Lts)
Cost= Rs=10,000.00
iv) Providing and provisions of solar line and 7 feet ht solar tank stand (masonary) with complete job.
Cost= Rs=20,000.00
v) Providing and fixing of dressed stones laying in front of the full building with both side foundation and brick wall and required slopes complete job.
Area = 30X4=120 sft
Cost=120X250
