WOODEN FRAME/WINDOW RATE

dear forum members;

Due to problem with contractor, i have to do following wood work by third party. Presently all the frames Door & windows are placed and shutter is pending.

In this regards i am looking for Nominal rate for

1. 1.25" HONNE Window shutter (simple design) with 4MM glass and fitting accessories (/sft) :

2. 1.5" Teak door main door shutter (standard design) with brass fitting (/sft) :

3. 30mm Honne wood door shutter with accessories (/sft) :

4. 30mm skin door with fittings (make: niki) (/sft):

5. 30mm french door four fold (honne wood and glass) (/sft):

urgently required.

Simple design I assume no mullions , 4MM Glass I assume 45 Rs /Sqft . Fitting accessories has a wide range , you need to specify whether you are going for low quality brass or Powdercoated MS. There is a huge difference. Shutter only labour is 80 Rs to 100 Rs Sqft depending on the design and quantity . Some carpenters may not discount anything for frames, since 80% of work lies in making and erecting the shutters.

If you are looking at overall persqft cost . Shutters can cost any where between 60 to 70 % of the total window cost. For Sal Frame and Honne Shutters it will cost you 550 to 600 Rs PerSqft ( Window Frame + Window Shutter)

1. 1.25" HONNE Window shutter (simple design) with 4MM glass and fitting accessories (/sft) : Only Shutters 300 Rs to 400 Rs Sqft depending on the fittings type.

2. 1.5" Teak door main door shutter (standard design) with brass fitting (/sft) : Brass fittings may cost you 2000 Rs , for Second teak ( Sudan\Benin planks etc) Between 1000 Rs to 1100 Per Sqft if you dont have any arch in it , Pure Burma teak ( 1500 + Per Sqft) . (The cost will be same if you buy ready made or make it yourself). Difference is the quality of teak.(Vendors use low Quality 2nd Teak \ Acacia and call it Burma Teak)

3. 30mm Honne wood door shutter with accessories (/sft) : for 7x3 4 Cft of wood + 140 / Sqft Labour . Roughly 650 to 700 Rs Per Sqft.

4. 30mm skin door with fittings (make: niki) (/sft): Kalpataru has very high quality of doors compared to Nikki. 125/- to 150/- per sqft depending on Core and Wood used inside.

5. 30mm french door four fold (honne wood and glass) (/sft): In between 2nd Teak Door and Honne Door.

The Carpenter charge for entire stuff can go vary from Rs 120 to Rs 135 irrespective of design.

Also do not go for red sal, go for white sal, honne or teak. Also avoid Acasisa, it is substitute of teak which is used by furtinture shops to sell
the furniture as teak.

I do not agree with Venkyn , Ones Decision\Suggestion should be based on Test results \ Scientific facts.
a) Acacia is a genus with over 1000 known species, Properties vary a lot among species. There are Acacia's that I know beats Rosewood in Color and hardness and Teak wood in terms of Durability and some species are most sought after in the world for durability and extensively used for flooring. Unfortunately consumer and vendor and many experienced carpenters are not well informed in india,hence they don't know what they are buying and selling hence Acacia gets the bad name.

b) Sal\Genus Shorea is 196 Species. Properties vary among species. South east asia its referred as Meranti and Commercially traded based on color White,Yellow,Brown,Light Red ,Dark Red .
The Best Sal is Gum Sal (Shorea Robusta) its color can vary, its origin is india and its borders and its very rarely available due to heavy exploitation. I think some mills stock it. Resinous properties of this sal gives very good properties to the timber (both in terms of strength\nail holding \ Decay\Insect resistance).

Dark Red\ Light Red Meranti\Sal is superior than Yellow and White. No wonder white Sal\Meranti sells 200 Rs less than Red Ones. The important deciding test result is Nail Holding capacity and Yellow \ White Meranti has "poor" and Red has "Good" rating.

Most of the Sal available in india is imported from Southeast Asia and specifically Malaysia. While deciding wood one needs to look at physical test results of particular species . Get the species Name from the vendors import data list and search on net or give the sample to wood testing facility in Malleshwaram. further data is provided in Malaysian Timber Council Website. In Species list page , Search for White or Dark Red Meranti and entire test results is given.All Sal Varieties ( Shorea Species) are susceptible to beetle\borer insect. However while selecting Sal\Meranti , one needs to careful with the moisture content, should be kiln Dried. Borer\Beetle will not be issue if the wood is well dried. The one with pin holes need to be avoided if going for Green wood.

I totally agree with Mr Nivas. Sal what is available in the timber yards now days is called mernti.
Acecia is available in the market in three qualities. The best quality is of the forest dept. Acecia is stronger in weight when compared to the burma teak, grains are better of than teak. Vascals can be easily done through this wood, and can be polished later.

My carpenter is quoting Rs.180/ sqft to make french type window shutters. Is this reasonable?
Also would like to know whether the total window frame size is considered for sqft calculation or only the shutter size?

a)Labour rate of Window Frame + French style Window is 200. If frame is already done , Negotiate for 160 for Shutters alone.
b) All the pain in shutters is setting and fixing to frame. Hence it will be calculated on the wall opening wise or window frame size and not based on shutter size.

what is second grade Burma teak. It is widely used for window shutters.

Thanks nivas. I got a better rate of Rs.150/sqft from another carpenter and decided to proceed with him.
I have planned for australian honne for shutters. As Venky mentioned is second burma teak cheaper than honne @ Rs. 2100/cft?
